Well, the Orange County Register has released their latest report of the market here in the Beach Areas and, as usual, our area seems to be a bit of a microcosm of the whole United States real estate market.
The Dove Canyon area has seen a much improved market time as compared to last year.  Average time on the market for homes in Dove Canyon before they sell is 2.1 months as compared to 6 months last year.   There are other areas, such as Portola Hills and Westminster that have seen similar improvement over the year.

Last week I talked about Orange County as a whole and how 40% of the OC saw an increase in home sale prices in the first quarter, while over half the OC saw a decline in overall sales.  The OC is really a microcosm of what's going on in the whole country.  When you watch the national news or read it online, keep in mind that national averages don't necessarily reflect what's going on in our own back yard.

In spite of the gloom and doom that dominates the national news, the first quarter of 2011 showed some overall positives for the OC.

Home sale pricing rose in 40% of the Orange County market, including 27 of 83 zip codes showing improvement.  Sales have come down slightly (by 0.9%) from where they were a year ago, but that tends to happen when prices go up even slightly. Home prices are near their post-bust lows.
The government reported that January saw a double-digit dip new home sales
Robert Shiller, co-founder of the S&P/Case-Shiller home price indexes, said “There's a substantial risk of home prices falling another 15%, 20% or 25%.”
