I have to vent !!!!
My client owes CITI 565k and the second Indy Mac 170k.
I got an offer for 565k and Indy Mac said they will take 15k and release lien and CITI will not take the offer they want 650k
The property is worth no more then 570k and that is market value.

I submitted the short sale package on 8/12/2010 and got approval on 8/16/2010
My client the seller also received a $5,000 for relocation assistance from Wachovia, they approved a full 6% commission and paid all the back HOA fees, transfer fee's and backed taxes. We closed the short sale on 9/1/2010.

I have a short sale with Chase the loan used to be a WAMU loan.
For some reason Chase is handling the WAMU short sales at a reduced speed. They are taking 60 days just to order the bpo. Short sales have been back now since 2005. Chase should get their act together.

I received on offer on a property that had 3 liens in June 2009. I started the short sale process back on 6-3-2009 and the 1st lien was with Bank of America and the 2nd and 3rd liens were with California housing.

This was an investment property that my client bought 5 years ago. He refinanced the condo and cashed out 2 times prior to short selling the condo.
He owed the 1st mortgage $ 530,000  and the 2nd mortgage $ 200,000
Property sold in approx 10 days for 349k
Short sale approval for both banks took 7 weeks.
The original buyer cancelled escrow and then we received a new offer for 337k.
The bank did accept the new offer. That process took approx 7 days for the new approval.
1st lender accepted $ 307,000
2nd lender accepted $ 3,000
