How can property condition make a difference when selling real estate? Just like any asset you own, the current condition and any applicable warranties is what creates or adds value. Adding value to your property is an important factor in setting the selling price. There are several ways to add value to your property as well. Here is a list of ideas we would like to share: Paint - As simple as this sounds, it is a great idea. A new coat of paint can add freshness and value. Be careful to choose neutral colors, which are more attractive to a higher number of people. Warranties - Go ahead and find all of the warranties and receipts. This is especially important for bigger ticket items like roofing, air conditioning, refrigeration and flooring. Yard - Make sure all plants and trees are trimmed and in good shape. Freshen up flower beds with mulch and color. Remove anything unattractive or unhealthy. The yard should be free of obstacles. Appliances - Make sure that all appliances work and are energy saving. Also ensure that the appliances are clean, both inside and out. Fencing - It is common for older wooden fences to really deteriorate over time. If it cannot be easily repaired, maybe it should be removed. Usually no matter what the style or construction of the property, if it is in poor condition it may not generate enough interest. If the property condition is so bad that it does not pass inspections required by lenders, the pool of possible buyers is dramatically reduced.
