lee county: Lee County apartment complexes lead way for mega-real estate deals

In Lee County, multi-million-dollar real estate deals seemed immune to COVID-19-related economic repercussions. The year began and ended with record-setting apartment complex sales. In between, the top 10 land deals for 2020, as compiled from public records by records-hunting real estate broker and analyst Paige Rausch of Aslan Realty Advisors, showed apartment complexes comprising a big chunk of the transactions.
Wonder what this does to the people in Lee and Collier Counties whose jobs just don't pay enough to meet these type of increases? On the opposite side of the fence.....investors are winning if rental rates have continued to increase, vacancy rates declined, tenant retention is relatively stable, and delinquency rates have remained low.

Channelside Apartments LLC 11100 and 15031 Gladilous Drive Fort Myers, FL 325 Units Purchase price: $55,000,000 Per door price: Approximately $170,000 The raw land price for this site, which was owned-developed by Mcgregor 325 LLC was $4,500,000. The approximate price for the construction of the rental community was $26,000,000. The general contrat/builder was Brooks & Freund. This acquisition, completed in April 2016, certainly gives a good idea of the market in Fort Myers, and demand for rental units. lee county: Florida Court Must Answer Charges of Rushing Foreclosures By May 8th

The American Civil Liberties Union filed a petition on April 7th 2011 in a Florida appellate court charging that the foreclosure court system in Lee County systematically denies homeowners a fair opportunity to defend their homes against foreclosure.
According to the ACLU’s petition, officials in Lee County seek to clear the foreclosure court docket as quickly as possible, at the expense of complying with basic procedural rules. Despite explicit instructions from the chief justice of the state supreme court that reducing the backlog of foreclosure cases should not “interfere with a judge’s ability to adjudicate each case fairly on its merits,” (2 comments)

Lee County Appraiser foresees 80 percent will see drop in taxable value! Property owners may believe their property is worth less now than the appraiser indicates on the notice. They could be right, but Property Appraiser Ken Wilkinson said people need to remember the value is based on comparable sales in 2007. Values may have dropped since then, but only sales made in 2007 can be the basis for the market value. Wilkinson said 80 percent will see reductions in taxable value. • The "exemptions" box on the trim notice will reflect the additional homestead exemption if it is applicable. (3 comments)
