Everyone loves a bargain.Buyers who waited out the recent building boom are gaining added benefits from builders liquidating inventory homes.   In addition to reducing prices, added upgrades are making inventory homes a desireable commodity.  More and more buyers are exploring development close outs.  While the supply of single family homes have reached record highs, many builders are seeking to develop in other areas leaving a small supply of finished turn key homes up for grabs.  New construction appeals to a wide variety of buyers for a diversity of reasons. The primary one being the free upgrades and immediately occupancy.

central florida: Was The Fed Alseep? - 09/01/07 03:24 AM
Was Jim Cramer right?  Was the Fed Asleep?  On August 7th, Jim Cramer had some very poignant and soul felt remorse regarding the Mortgage meltdown and what is happening to the Home Owners in America.  His impassioned pleas to Bernanke and others to "call someone" and "do something" are seen here Click here: Panicked Jim Cramer Calls On Bernanke To Stem The Subprime Meltdown
Cramer is right about one thing for sure: "It is a different Market".  People are losing their homes. Yes, there are speculators and investors tied up in this mess as well, but it is the average working family … (8 comments)

central florida: Mars & Venus Buyers And Sellers - 08/16/07 01:39 AM
Are Buyers From Mars and Sellers From Venus? No not really. But they are thinking differently when it comes to value and pricing of property.  For the first time in eons, prices are adjusting at records rates and buyers are taking notice.
In part pre-foreclosures are responsible. In 2005 prices soared "out of this world". Mortgages were written on properties that in todays market are upside down.  Homeowners who purchased property during the boom are experiencing rapid devaluation of those properties. Compounded with escalating interest rates on adjustable loans, and interest only loans maturing, an increase in property taxes, and increases in home … (10 comments)

It is simple, it is easy and anyone can do it. The five simple secrets to making people want to work with you are:
1) Likeability- The "it" factor. Warm smile, commanding presence, not initimadating
2) Knowledge- keep informed on whats going on in your area.
3) Marketing- Clever eye catching out of the box postcards and promotions
4) Track Record- Your previous successful sales
5) Honesty- Be honest with your customer. He may NOT be able to sell if his price for example is too high.

central florida: How Much Does A Piece Of Heaven Cost? - 05/18/07 01:05 AM
Everyone yearns for their own private "piece of heaven" a perfect, peaceful santuary they can call home. In the madness of 2005 most of these were priced so high no one could really afford them. Well the good news is, the market has shifted and prices have come down.
Seeking sanctuary away from the hustle and bustle of the city is what has attracted so many people to Osceola County, in the heart of Central Florida. Not the western side, where tourist clog the roadways, or where one waits endlessly for a seat at the local restaurant. But the EAST SIDE of … (0 comments)

central florida: Tips On Accidental Opportunity Doing Business in the Future - 04/16/07 04:30 AM
Accidental Opportunity. When bumping into or being bumped into could open the opportunity to do business in the future. This morning my daughter had a bit of a bump Okay she was rear ended. Once we determined she was okay, the other driver and I talked. Turns out she is a mortgage broker. What impressed me was the calmness of both the mortgage broker (bumper) and my pre-law newly adult daughter (the bump-ee). While waiting for the police to file a report, we had an opportunity to talk. The driver was most apologetic and very civil.  She kept thanking us for … (6 comments)

central florida: Are You Making Hay or Wasting Away? - 04/03/07 12:28 AM
What is the definition of a Farmer?  It is a person "Out-standing" in their field!  Okay I know it was corny, I have come to realize we are Farmers of Sorts. Not the postcard term necessarily. We plant seeds of hope in our sellers, if all we do is feed them fertilizer without watering the field, nothing will grow. They are counting on us to produce a "Cash Crop" in the sale of their home. Finding a buyer can sometimes be like looking for a Needle in a Haystack-but if you are tending to the field, and have selected a good … (18 comments)

central florida: Understanding What You Need - 03/08/07 11:26 PM
Mrs. Buyer and her Husband are in their 80's. They are tired of living in Polk County and wanted to be closer to the kids and grandkids. Holidays are a time when the family gathers together. They wanted to be more centralized so the kids could all come to them. We looked in Osceola County, in Central Florida.
I found them a fabulous house which met all of their needs, but by the time they put in an offer, another offer had already been accepted. "It was a little more than we wanted to spend" said Mr. Buyer.  "I Understand I … (2 comments)

central florida: Prices are Falling NOW is a Great Time to Buy - 03/06/07 09:47 AM
More and More For Sale Signs are Turning into SOLD signs. This is a sign the Buyers Market is picking up momentum. Many consumers may miss an opportunity to negotiate good deals on Real Estate. Many have made offers a little too late to be competitive. While it is true, there are still many homes for sale in OSceola County, in central Florida, there are homes being sold. 2006 was a slower than expected year for many home buyers. In 2007, however it is a changing market.  Prices have come down sunstantially enough to trigger a new wave of buyers. Lenders … (0 comments)

central florida: What is YOUR Meter Reading? - 02/26/07 08:54 AM
Remember 2006?  Wasn't exactly a banner year for us in Central Florida, but we held firm and waited patiently. We aadvised our clients (sellers) they needed to adjust their prices based on the market conditions, and slowly, very slowly.... we saw less had expired and more offers were being made. Offers have an expiration date too. Like a carton of Milk. And what has been happening lately is really interesting. When an offer "soured" for one reason or another, or simply expired before the terms were satisfied, another offer was being made on the same property. This has been happening for my … (3 comments)

central florida: About Osceola County Florida - 01/18/07 04:35 AM

Coming from NYC and growing up in the shadow of mass transportation, overcrowded schools, people herding onto subways like sardines, and traffic jams that took hours out of daily life...
A lot can be said for re-discovering the country. I came to realize that Urban living works for some people but not for others. If individuality is more your cup of Mocha Double Latte (coffee) than consider a radical change of lifestyle. For me it was discovering summer can last twelve months a year. It was about geography.
Tired of sub freezing northern climate ? It is time to seek refuge in the … (1 comments)

central florida: St. Cloud Approves Purchase of $565,000 Lakefront Lot For Parking Area - 01/11/07 10:20 PM
The St. Cloud City Council approved the purchase of two lots comprising approximately an acre of land on Lakeshore Boulevard and New York Avenue at a cost to the taxpayers of $565,000. Local area residents disapproved of the conversion of the land for use as an "overflow" parking area despite assurances from the City they will fence the property when it is not in use.
The site was formerly a fishing lodge, then a private residence and was destroyed in a fire during renovation efforts. The City Council faces the issue of parking shortages during Community events and hopes the overflow lot will ease the … (0 comments)
