st cloud: WHAT CONSUMERS NEED TO KNOW WHEN LOOKING FOR A SHORT SALE OR FORECLOSURE - 03/11/10 02:32 AM
A Foreclosure is terminology for a legal process. A borrower has defaulted on the terms and conditions of their loan repayment, and has received a notice from their lender. The lender has hired an attorney, who files the summons with the court and has begun the LEGAL PROCESS of foreclosure.
These properties typically are in of repair. Home owners who have fallen behind on their mortgage payments often do not have the funds available for making repairs. There are however programs available suchas HOMEPATH,  HELPNOW  Home owners who are falling behind need to be communicating with their lenders.

st cloud: WHY WON'T YOU RUN WHEN I CALL? - 01/31/08 10:05 PM
There is  public misconception of what a Buyer's Market" truly is.  This is evident on a daily basis.  There is a false expectation that when the phone rings, the REALTOR® will be so over eager, overanxious, and unprofessional as to jump like a trained circus dog through a hoop of fire to show an unqualified lead a home. Hmmm. Let's examine why REALTORS® ask questions.
WHY DO REALTORS® QUALIFY LEADS AND INQUIRES?
The process of buying a home, is very different from simply looking at homes. One is a spectator sport, the other is business.  While it is necessary to first look before you leap, … (5 comments)

st cloud: POLITICANS RESPOND TO PRESSURE - 12/06/07 11:08 PM
In a rare appearance Senator Mike Haridopolos (R-Melbourne) spoke to a large number of members from the Osceola County Landlords Association on December 6th 2007.       He addressed their concerns over huge property tax increases and outlined the plan that will be on the ballot for voters to decide January 29th, 2008.    "Property tax revenue should not exceed personal income" he said, using a chart which depicted the disproportionate increase of the two and how a "bridge" needs to be implemented to bring them back together.
He cited the rather flat line which for twenty years had made living in Osceola County affordable. He cited during that time … (4 comments)

st cloud: DEBT DOUBT & THE TRUTH IN SHORT SALES - 12/03/07 05:25 AM
Baseball season may have come to end, but not so with the Real Estate Market.  The bases are loaded; it is the bottom of the third, and the seller is taking a swing at a sacrifice short sale.  Desperate times, calling for desperate measures. In Osceola County currently  over 2200 properties are in some form of foreclosure and others vacant and languishing on the market relocated sellers are looking at the short sale process.  While much has been written the other teams (IRS) turn at bat  comes in April.

st cloud: I Wanted a Yellow Lab... Substituting What We Have For What They Want - 11/21/07 06:42 AM
"I want a yellow lab puppy, 2-3 months old, not too hyper, would be great"   This is not a yellow lab puppy.  Do Realtors, when listening to what a customer wants, substitute what they have even if the "profile" is slightly different?  I think they do, sometimes.  To appease anxiety ridden home owners desperately having to sell their homes.  Buyers conversely, have a specific type of house in mind.  If their "breed" of home is not readily available, they could be barking up the wrong tree during showings.
The customer says: "I want a yellow lab"

st cloud: Buyers Are Like Bassetts - 11/20/07 12:27 AM
You don't have to be a bassett hound to sniff out a good deal in Osceola County, Florida these days.  Great deals are everywhere.  But like this Bassett, most buyers are laying and waiting for the bushes to stir a little before investigating what their money can and does buy.  In doing so, they are missing opportunities.  It is like trying to find a Bassett Puppy at the pound.   Chances are you'll miss the one that may show up.  Bassetts are in demand, simply because there are so few of them to be had.
Sure, there are tons of dogs out there.  … (1 comments)

st cloud: Soft Shell In Hard Times Levitt & Sons Seeks Debt Relief - 11/15/07 10:31 PM
On November 13th, 2007 Levitt & Sons declared bankruptcy.  A case of soft shell or empty shell?   The builder is one of the Nations largest and the first to declare bankruptcy as a result of the current crush in the housing market.  Unable to repay creditors the builder laid off over 400 employees before filing Chapter 11 Bankruptcy.
Established back in 1929 selling luxury housing, the company boomed in the post war housing market developing "communities" in the late 1940's. Levittown was established as low cost housing for returning G.I.'s.  It started in New York and later a second community was established … (2 comments)

st cloud: Spanglish- Hable or Non Hable That is the Question - 11/11/07 01:19 AM
There has been some debate regarding the English Language of late.  By definition, the "Official" language of the United States is English. However, what the "National Language"  should be is still in question. Bi-lingual ballots for example would be eliminated IF English is the "National Language"  It is semantics?
Over 100 Million American's can trace their roots to somewhere else.  Dating back to the 1790's  there was the passage of  the Naturalization Act of 1790 Over 200 years later, we live now in a society of political correctness.  We are bound by law not to discriminate against age, race, religion, national origin, familia status, or diabilities.
But are … (3 comments)

st cloud: HOW FAR DOES YOUR HANDSHAKE EXTEND? - 10/25/07 11:03 PM
The average arm is about half the length of your height. Did you know it is possible to stretch out your arm 1300 miles?   Taking a referral one step further, going to meet them. In our business, we email, telephone, fax and in many ways maintain our distance.  We use FTD to send flowers, but what about FTF?  Face to Face.
The positive impact made when meeting an Agent you worked a referral with has immeasurable value in solidifying a long term relationship.  Yet no one really does it.  For less than the price of a good dinner out, you could be fortifying your … (9 comments)

st cloud: PIMP YOUR HOUSE WAYS OF PROMOTING FASTER SALES - 10/23/07 01:11 AM
The Community Home Owners Association has a no sign policy. The house has been sitting empty for months.  The Realtor® has tried everything to attract buyers but nothing seems to be working.  How about "Pimping Your House" for the holidays!   There are a few select occasions where it is okay to display decorations.  Halloween being one of them.
Organizing a "Haunted House" on a vacant listing with the owners permission, may be a great way to get folks through it.
It's a lot of fun, and each candy bag should have:
A listing sheet.  Highlighting the special features of the home. A business … (9 comments)

st cloud: Benefits to Home Owners In Osceola County Florida - 10/22/07 05:03 AM
Home Ownership- The American dream. Many would-be homeowners are sitting on the side lines waiting to see what the market will do. The best deals will pass them by, not because they cannot afford it, because they were not aware of some of the programs being offered to Low Income, and Moderate Income Homeowners.
In addition to the added benefits of tax credits for owning your own home, assistance is available in Osceola County, Florida. Homeowners who are eligible may recieve a one time grant to help pay for property taxes or homeowners insurance. There are guidelines for income and household … (1 comments)

st cloud: Running Naked Through Real Estate - 10/19/07 07:19 AM
With so many houses on the market, finding the right one for a buyer is a liberating experience. Sort of like running naked in a field of flowers.  Through diligent search efforts, and process of elimination, as the field of possibles narrows, the excitement builds.  Ones that are vacant, are much easier to show, and there is no shortage of them!
We have close to 7000 properties for sale in Osceola County.  We have many armchair shoppers near and far watching, waiting, and monitoring the Real Estate Market.  The time has come for many, and calls are coming in while interest rates … (4 comments)

st cloud: Ways Buyers Can Capitalize on the Current Real Estate Market - 10/17/07 04:26 AM
"Frankly my dear, I don't give a damn".  The Real Estate Market has most certainly seen better days.  Like Scarlett, plowing barren soil, solid closings are far and few between for many Real Estate Professionals.  But all is not lost.  While the days of rapidly escalating prices may be "Gone With The Wind", Tara in all its glory faced challenges from the tax man-much in the same way we see so many properties now.  What is old is new.  How we see opportunity may need to change with the market.

st cloud: St. Cloud- No Crystal Ball Required It is a GREAT Place To Live - 10/15/07 08:11 AM
Real Estate runs in cycles.  In Osceola County, as well as everywhere else, there is a shroud of uncertainty pertaining to the Real Estate Market. As we approach the end of the year, speculation on what the Market will do still remains cloudy. In the horizon however, something appears to be crystal clear.  There is money to be made. The expansive road projectsunderway, are a good indicator St. Cloud, Kissimmee, and the surrounding areas are expected to achieve higher than normal growth in the near future.
The 2006 Census reported 244,000 people live in Osceola County, Florida making it the 17th fastest growing … (2 comments)

st cloud: Right or Left handed? - 09/11/07 11:53 PM
Are you right handed or left handed?  Does it impact how you think and do business?  Left handed people are a minority. Yet, adapt amazingly well.  Studies suggest that the brain of a left handed person does function differently from that of a right handed person. Do left handed people have advantages over right handed people in some ways?  The draw back for most "Southpaws" is that we live in a right handed world. Tools such as scissors, notebooks, and even door knobs are designed for right handed people.
Sometimes it is not what we do; but how we must adapt to do it. … (43 comments)

st cloud: To Everything There Is A Season - 09/03/07 09:47 AM
As we near the begining of fall, the changing of the leaves, the seasons, the mortgage market, and the Real Estate Market. Prices like the leaves have begun to fall. Hopes and expectations have turned to barren realization that values will not be realized. The opportunity for many buyers has begun. Those looking to capitalize on the devalued properties, obtain larger homes at reduced prices, see colorful possibilities as vibrant as the changing leaves of fall. As professionals, we counsel our customers on the market conditions, give them sage advise and help them by educating them as to what potential problems … (8 comments)

st cloud: Mars & Venus Buyers And Sellers - 08/16/07 01:39 AM
Are Buyers From Mars and Sellers From Venus? No not really. But they are thinking differently when it comes to value and pricing of property.  For the first time in eons, prices are adjusting at records rates and buyers are taking notice.
In part pre-foreclosures are responsible. In 2005 prices soared "out of this world". Mortgages were written on properties that in todays market are upside down.  Homeowners who purchased property during the boom are experiencing rapid devaluation of those properties. Compounded with escalating interest rates on adjustable loans, and interest only loans maturing, an increase in property taxes, and increases in home … (10 comments)

st cloud: It's About Keep Moving Forward - 08/13/07 10:44 PM
Real Estate has been a "Rocky" road and it is expected to remain that way for some time to come. For many the exhaustion of doing battle has become overwhelming. "It is not about how hard you can hit, it is about taking the hit and keep moving forward." Nothing in the world comes easy. Everyday is a challenge. Sometimes we win and sometimes we don't. "It isn't about what life throws at you it is about taking the hit and keep moving forward...that's how you win." Stepping into the ring knowing you are going to take a beating and have … (43 comments)

st cloud: Are You The Flower or the Bee? - 08/09/07 11:18 PM
A field of flowers are indeed beautiful; and we have all heard the expression Busy Little Bee.  Which are you? Being the flower means you may be stationary. Immobile. Bending in the flow of the wind, but not moving. Beautiful to look at but seasonal.  The Bee conversely, is a networker. Constantly on the move, collecting pollen and working to get the nectar. I prefer to be the Bee.  Passing The Test- Seeds And Shameless Self Promotion
