SPRING IS IN THE AIR
With temperatures in the 60's, the last couple days, Spring Fever has really hit me.  Yesterday, I spent most of the day organizing my office.  I can actually see my floor now.  I'm not kidding.  The owner of our company looked in my door and said " Gee, Dee you need a couple more garbage cans!"  I told him, "It can be clean and organized when I'm not busy, but if it's a mess, be happy, it means I'm busy selling real estate!!!"

I have seen many changes in Real Estate in 14 years. More forms for buyer protection; agency rules; disclosures; more and more title problems, appraisal problems and inspection problems. Endless loan products!
 
Locally, in the Iowa City area, our market has slowed down in the past 2 years.  Multiple offers are rare.  Buyers are hearing about the down market and how they can get great deals especially if they wait. After watching my 10 year old grandson go thru open heart surgery this past week, I've decided to complain a lot less and not sweat the small stuff! 
Mr. Seller: You don't want to pay for replacing the obsolete electrical system in your home. That's fine! But you may lose the buyer!

All I wanted when I got up on Friday was to do a couple showings, return some calls and e-mails, enter a new listing, go to a closing at 2:00 in my office and go home! We were going out of town and leaving at 5:00. Everything went as scheduled until 1:40. I hadn't received a copy of the HUD statement and the buyer's lender, a good friend of the buyer, an hour away in a little town said I'd have it by 9:00 AM. I have buyer clients who are moving to Madison. They have already been contacted by a REALTOR through their relocation company.
First off, she told them they would never be able to find what they were looking for in the price range they gave her but if they went up just $40,000 she was sure they would. Maybe she's exactly right, maybe not!

We still seem to have a problem with consumers trusting Realtors. Have they had a bad experience? Did they just think it was bad and really it was a misunderstanding that the "bad" Realtor didn't even know about? Did they have parents who pounded it into their heads to not trust strangers? What is the deal? The last 3 open houses I have attended, I maybe was able to get 4 first names and 1 first and last name out of 8 people that came through. I am a friendly person with a big smile.
