The 2016 residential market in Bozeman and Belgrade has been highly active from October to November, compared to last year. Between these two cities, 317 single family homes closed, up from 284 in 2015. The median sales price, has also increased from $295,000 to $323,000. The total sales volume of $123,751,980 for this time period increased from last year’s total of $112,737,420. The seller’s market continues, with low inventory and high buyer demand. The Gallatin County Commissioners voted unanimously to approve a new committee designed to improve coordination between Bozeman, Belgrade and Gallatin County planners. The Bozeman City Commission and the Belgrade City Council are planning on approving similar measures in the coming weeks. The new committee has been approved to help the whole valley better address the rapid growth seen in the area in the past few years. Both Bozeman and Belgrade real estate markets have been extremely fast paced and new residents come almost daily to Bozeman or Belgrade. I read a great article in the Bozeman Daily Chronicle today and I wanted to pass along some interesting numbers regarding rentals in the city limits of Bozeman compared to those outside of it. Long story short—it will be cheaper to rent outside of Bozeman compared to inside it. The numbers were acquired by the Bozeman Daily Chronicle and they explain how they found them below:
“The numbers included in this analysis are based on 114 rental advertisements posted to Bozeman Craigslist between Feb. 1 and Feb.16, as well as classified ads placed in the Chronicle’s Sunday edition Feb. 15. Postings advertising individual (0 comments)
The Belgrade City / County Planning Board reapproved a 357 lot project this week—a project that had already been given the green light in 2006. The Ryan Glenn Estates project was once again approved, after the original project fell through during the recession. Glenn’s project went under after an Arkansas Bank that had funded the project had also folded. This subdivision is yet another recently approved development to increase home inventory and supply for the valley. Home values holding true, despite the increased inventory, reflect positively on the state of the market in Gallatin County. With the re-approval of (0 comments)
The Belgrade City Council voted on and approved a resolution to raise the benchmark for city streets, improving the function of future roads in a growing town. From now on, any newly constructed or reconstructed roads will need more designations for pedestrians and bikers, while also adding more curbs, gutters and sidewalks. Any minor construction, such as chip sealing, will not need to meet the new requirements.

Outlook for the Gallatin Valley (Bozeman, Big Sky, Belgrade and more) Activity in Bozeman is very brisk and even bigger news, Big Sky is really starting to gain momentum. With a luxury market such as Big Sky being a lagging indicator, momentum in this market is a very positive sign. Bozeman is taking off – the stats below prove this out and just seeing what is happening in the local real estate market is wonderful to watch. The realtors and their suppliers are very busy, prices are rising, days on market stats are shrinking. It is a great place to live (2 comments)

Overview Even through the tough times the last couple of years, we still saw very healthy buyer activity in the lower end of the market (up to about $220,000.00). This healthy activity is now steadily moving the middle market up to $500,000.00. It appears we hit the price bottom a while back. But prices stagnated until buyer demand came to meet it.
