Home Staging an Atlanta Home - Before and After Pictures Included
I love what I do and this past week, I did it three times. I staged a condo in Atlanta, a house in Decatur, and an Atlanta investor property in Atlanta, all in three days. Yes, it was a lot of work but at the same time, exhilarating.
Here's one of the homes we staged.

home staging atlanta georgia: The Home Staging Process - Before and After Pictures Included - 02/18/11 01:35 AM
As a professional home stager in Atlanta, Georgia, I'm frequently asked what the home staging process is like. The questions range from "how long does it take?" to, "how do you select the furniture and accessories?." Fair questions, for sure. Before I elaborate on these two questions, it's important to understand that the process will vary by stager. The best advice I can offer is to ensure you ask these questions of the stagers you've reach out to.
As for my answers:
How long does it takes to stage? We do it in a day. We typically arrive in the a.m. and … (27 comments)

How to Dress Up Your Coffee Tables & End Tables
It's amazing how a few decorative pieces placed on a coffee table and end table can make a difference in the look and feel of a room. Fortunately, it doesn't take a lot to achieve the look that's appealing to the eye.
Here are a few examples:

While the pictures in the slide show are vacant homes that we had staged throughout metro Atlanta, the following principles can be applied whether you're selling your home or not.
Here are a few tips on how to dress-up your … (22 comments)

home staging atlanta georgia: How Will Buyers Remember Your Home? - 09/07/10 02:14 AM
How Will Buyers Remember Your Home?

Buyers, when viewing homes first-hand, are no doubt going to walk away with an opinion.
Whether good, or bad, they'll likely refer back to your home with some sort of description.
What we don't want to hear from buyers are statements such as these:
"Honey, remember that home with the dated wallpaper?"
Or...
"I loved that last home we saw but... there was so much clutter, I had a hard time visualizing our things in there."
With so many homes on the market from which a buyer can select from, we want to … (10 comments)

home staging atlanta georgia: Measuring Your Success As a Home Stager - 05/14/10 03:23 AM
Measuring your success as a home stager Personally, I measure my success based on how quickly a home goes under contract after staging. Others may believe that the quantity of homes one has staged at the same time is a good indication. There's definitely two sides of every coin and I'm not here to suggest that having a large quantity of homes staged is a bad thing. I currently have 17 homes staged at the moment. To me, that's more of an indication that my marketing efforts are working (yes, I blog on Active Rain actively and I'm here to tell … (41 comments)

home staging atlanta georgia: Can Home Staging a $69K Home Help? - 05/11/10 01:54 PM
Can Home Staging a $69K Home Help? Some may argue that having a $69K listing staged simply doesn't make sense. However, the Atlanta investor, who has used me on his last four homes, would argue that it makes sense at any price point. Three of the four listings have gone under contract in less than one week.  He's banking on a quick sale and I'm confident he'll get it.
Here's a close-up that I took earlier today in the room I staged as an office:

Tips on How to Showcase The Features of Your Home - Dining Room
As an Atlanta Home Stager, I've had the good fortune of helping hundreds of homeowners with preparing their home for the market. Throughout the years, it's become apparent that one of the biggest challenges homeowners face is understanding how to "showcase the features" of their home.
In the first of the series, (yes, you need to subscribe to my blog so as not to miss one) I'm going to share with you some techniques on how to showcase the features of a dining room.  Upcoming posts will feature master bedrooms, … (13 comments)

home staging atlanta georgia: Knowing Where the Lockbox is Going is Important. Learn Why. - 03/07/10 07:55 AM

Knowing where the lockbox is going is important.  Learn why.

As a professional home stager in Atlanta,  one of the very first questions I'll ask the real estate agent is where the lockbox to the home is going to be located.
That single question can make a significant difference. It's a question that all home sellers should be asking their real estate agent.
Why is that question important? It's where the agents who bring the buyers to see your home will be entering. If you're use to entering your home via a side entrance, it's likely not … (5 comments)

home staging atlanta georgia: How to Add Visual Energy (Interest) to Your Home When Selling - 05/01/09 08:16 AM
How to add visual energy to your home when selling:

One of the greatest opportunities a home seller can do is to ensure their home has "visual energy."
What is "visual energy" you ask?  It's the energy a room generates visually to a prospective buyer.
Visual energy can be:
Features within the home.  For example, crown molding can actually add visual energy to a room. Furniture and accessories.  Yes, the pieces that reside within the home can and do add visual energy.  One without the other, however, may seem out of place.  Here's an example:
As you can … (31 comments)

home staging atlanta georgia: Can You Imagine Hiring A Home Stager With Zero Creativity? - 04/10/09 08:25 AM
Can you imagine hiring a home stager with zero creativity?
I couldn't.  Not if I were a homeowner, an agent, a Realtor, or an investor.  A home stager should, in every sense of the word, be one of the most creative people you ever meet.  Why?  Because you're entrusting them with a valuable asset, your home.  You'll need to trust that they have the capability to set your home apart; that they have the skill set AND the creativity necessary to do so.
I suppose I should take it as a compliment when I find web sites of other stagers that have … (27 comments)

home staging atlanta georgia: Solutions For Selling Part III - It's All About The Photos! - 03/29/09 02:05 AM
Solutions for Selling Part III - It's all about the photos!
If you've read it once, you've likely read it a thousand times; prospective buyers are using the Internet to begin their search for their next home.  That statement alone speaks volumes to the importance of your photos. Prospective buyers, in the comfort of their home, will spend time reviewing home after home in order to create a list.  If you're a seller, your objective is to make that list.
Knowing how important the photos are to the seller and to the agent, I make it a priority to take … (17 comments)

Solutions for Selling Part II - Keep it Simple

Let's face it, if you've lived in your home for any number of years, it's likely that you've accumulated a lot of things.  Some we inherit, some we purchase because it's an absolute "must-have" and others just seem to magically appear.  Regardless of how these things came into existence, it's important to understand that when you place your home on the market, these things have a way of cluttering up our space.

The challenge most homeowners have when preparing their own home for the market is understanding what … (8 comments)

Successfully Selling Homes Thru Staging
What a month!  I was notified late last week that another one of the homes I had staged just went under contract.  Days before that, another one of the homes that I had staged went under contract one week from staging and for full asking price.  You can read more about the successful selling techniques in my outside blog titled "How this home went under contract in one week..."
Suffice it to say, the sellers couldn't be more thrilled as they were carrying two mortgages having moved out-of-state for a job transfer.  The buyers found the … (10 comments)

home staging atlanta georgia: FREE House With Purchase of Lawn. Clever and Unforgettable Marketing. - 01/27/09 07:54 AM
This was a sign I read on a corner of an intersection a couple of weekends ago.  Not only did it catch my attention, it's a sign I haven't forgotten. And yes, if I were in the market for a home, it's highly likely that I would have jotted down the information and paid a visit for a couple of reasons; 1) they obviously have a great sense of humor (I like that in people) and 2) I'm curious to see the lawn (smile) and the FREE home that comes with it.
Had the sign been your typical "House For Sale" you … (32 comments)

home staging atlanta georgia: There's NO Doubt About It... Stagers Are Creative People - 01/12/09 02:34 AM
If you've ever worked with a home stager, then you know first hand just how creative these individuals are.  And while we work our magic in homes, we're constantly on the look-out for creative ways in which to market our service.
Fortunately, I found one by having read through some Active Rain posts.  One of my favorite bloggers on Active Rain is Teresa Berry.  Teresa is a real estate agent in Seattle serving the Northwest.  If you're looking to buy or sell your home, I highly recommend her.
So why is Teresa one of my favorites?   It's because she shares such great information. … (27 comments)

home staging atlanta georgia: Home Stagers - Post Your Favorite KITCHEN Before & After Pictures - 12/29/08 12:53 AM
Kitchens are perhaps one of my most favorite projects.  In fact, it's typically one of the first rooms within the home that I'll stage.  I don't set out to have it be first but... nine times out of ten, it's the first room that gets completed.
Here's a project I did for a builder here in Atlanta.

home staging atlanta georgia: Home Stagers in Atlanta Unite - 11/12/08 03:36 AM
As I walked into IKEA on Monday morning, I drew in a deep breath in anticipation of the home staging roundtables that were to be held that day for the home stagers throughout Atlanta. As a co-host, having partnered once again with Karen Dembsky with Peachtree Home Staging, to host this event, I couldn't help but think:
Would all that registered attend? Would the level of participation be high or low? Would they offer up ideas on how we, as a community of professional home stagers, can help endorse and promote the industry as a whole? The answers to those questions … (16 comments)
