After months of classes and hard work to pass your state real estate exam, you're probably on Cloud 9.... but are now wondering what you are supposed to do to get your new career up and running? Unfortunately, most real estate schools do not prepare new real estate for what it takes to become a successful REALTOR, so your first year in the business can often be a bit overwhelming. Thankfully you've found the ActiveRain community and the support and education you'll find here are going to help you more than you realize. Below you will find 30 things you can do in your first month to kickstart your new real estate career. New Real Estate Agent ChecklistGet the Basics Covered1) If you don't have a broker, interview at least three! Here are a few questions you should ask potential real estate brokerages.2) Order business cards – a basic card is fine in the beginning, you can always order more later with your website and branding3) Purchase your eKey to order to access and show houses4) Have a professional photo taken 5) Write a short bio about yourself – even though you don’t have any experience (yet), share your background, values and let people know why they would benefit and enjoy working with you6) Gather names, addresses and emails of everyone you know (this is your new database or sphere of influence) Let Everyone Know You're a Real Estate Agent6) Register and add your professional photo and bio to Zillow, HomeSnap, Trulia LinkedIn, Yelp and create a Facebook business page. Decatur's (very) popular Oakhurst neighborhood kicks off the first of it's many annual events on February 22, 2014! The 2014 Oakhurst Wine Crawl in Decatur, GA will run from 4:00 pm to 7:00 pm and is one of our favorite events, probably because of the casual atmosphere and integration of many of the local businesses in the Oakhurst Village and along College Avenue. At least two dozen businesses in Oakhurst will open their doors and serve wine from around the world. Part of the causal vibe is that the wine crawl doesn't have a start or end point. You just pick up your official "crawl" glass at pop in at each of the local businesses on the list. If you don't want to walk from the Village to College Ave, the fabulous FREE Fur Bus runs back and forth every 15 minutes. If you haven't been to the Oakhurst Wine Crawl before, please know that it SELLS OUT FAST. The Hunger Games Mockingjay Filming in Kirkwood Atlanta

Very exciting news for our little neighborhood in the heart of Intown Atlanta! The crew for the final Hunger Games movie is all set up an ready to film at the Pullman Yard in Historic Kirkwood near the intersection of Rodgers Street and Hosea L Williams. I know that my dogs and I will be taking lots of long walks in hopes of spotting Gale and Katniss! :) For those of you that are familiar with the Hunger Games triliogy, rumor has it that Kirkwood's Pullman Yard will be home to District 13, the last of the districts that we later find out is fully operational underground below all the rubble. On a side note, the Kirkwood community is making headway in putting the abandoned Pullman Yard to good use for the entire area and we've heard rumors about a mixed-use work/live community and more serious negotiations about a sports complex. Only time will tell! ++++++++++ I love that the City of Atlanta officials have worked so hard to bring all of the filmmakers to our fair city! Mistake Atlanta Home Sellers Make That Could Cost Them a Sale The Atlanta real estate market is heating up and in many areas of town it is considered a sellers market. If you are thinking of selling your Atlanta home this year, there are two important mistakes to avoid BEFORE the 'for sale' sign goes in the front yard. MISTAKE #1 :: Select Your Realtor based on their listing price estimate. Many homeowners will interview two to four real estate agents in order to get marketing advice and estimates of the current value of their home. The challenge is that there are lots of agents that will tell the seller what they want to hear (and not the fair market value) in order to get the listing. Time and time again, homeowners are so impressed that Agent B is going to be able to sell their home for 10% more than what Agent A recommended that they go with the higher price and the home doesn't sell. We highly recommend that you choose the real estate agent you feel most comfortable with and that has a robust marketing plan -- and you can work together to decide on the best price and get your home sold quickly and for the highest amount possible. MISTAKE #2 :: Not listing at the right time. Many homeowners don't have the luxury of listing their home in the ideal market or season, but if you do have flexibility it is so important to list your home when buyers will be actively searching for homes. For example, if you live in a large metro area, selling your Atlanta home over the holidays may not be a bad idea, as the housing inventory is low and there are usually lots of relocation buyers who need a home at the start of the new year. Or, if you live in an area with lots of families, the summer months may be the best time to sell because many families don't want to move in the middle of a school year. After finally refinancing my home last month, it looks like mortgage rates are trending downward again, spurned by last week’s positive employment data. Over the last few months, everyone in the real estate industry seemed to be in agreement that the rates were going up, up, up -- and they were -- but it looks like we are experiencing a decline, so if you are in the process of buying a home or refinancing, right now is an excellent time to lock in a low interest rate. 30 Year Fixed: 4.375% 15 Year Fixed: 3.25% 7/1 Arm: 3.375% FHA 30 Year: 4.125% Update from one of our preferred lenders at Assurance Financial: "Mortgage rates continued lower at a fairly brisk pace yesterday, extending the already impressive drop that followed Friday's employment data. This more than qualifies the rate movement as one of the pockets of recovery running counter to the longer-term trend toward higher rates." Safety Tips For Your Christmas Tree The holidays are officially here and many of you have purchased a Christmas tree. Whether it is real or artificial, you need to take some precautions to ensure that your holiday home is a safe one. Real trees have the highest potential for a fire hazard, but even if you have an artificial Chrismas tree, you still have to be careful. If you opted for the fabulous fresh pine smell of a real Chrismas tree, here are a few quick tips: 1. Place the Chrismas tree as far from any heat sources as possible. This includes your picturesque fireplace and any heating vents in the floor or wall. 2. Buy a freshly cut tree. I know that some of the big box stores are selling trees that were cut down 2 to 4 weeks ago, so it's better to spend a bit more and get a freshly cut tree. 3. Water your tree regularly and don't let it dry out. Your tree needs to stay moist and green for as long as possible. If you aren't able to easily reach the water reserve area (because of all the gifts!), you can also gently grab the end of the tree branch and pull on it. If quite a few needles fall off, it’s probably time to take your Christmas tree down. 4. When disposing of your tree, please don't burn it! A dry tree blaze is hard to control, and pine generates a lot of creosote that can catch fire. There are safer ways to dispose of your tree including recycling your Christmas tree through the Atlanta "Bring One for the Chipper" event, as well as several other recycling centers around Atlanta. Is your fireplace up to snuff? 5 Tips to stay safe Here in Atlanta we only have a few short months to cuddle up in front of the fireplace with a good book (and/or a glass of wine!). Before your home fires are blazing this winter, we wanted to make sure your fireplace is fully up to snuff! If it isn't maintained properly, your living, dining room or bedroom could quickly be filled with a cloud of soot or even a fire. To ensure that you are protected and can enjoy your fireplace in the years to come, here are a five quick tips: TIP #1 :: Call a Chimney Sweep -- every year Have your chimney cleaned out at least once a year. In colder climates where you use your fireplace regularly, you may want to have it cleaned twice a year. Every now and then birds or small animals may nest in your chimney, so you want to make sure it's spic and span! TIP #2 :: Install A Chimney Cap If your home doesn’t have a chimney cap, it's a good idea to have one installed. The cap will help prevent leaves, animals, debris and event snow/rain from coming into the chimney. TIP #3 :: Close The Damper If the damper isn't closed, your furnace (or air conditioner) may be working overtime. Save lots of $$ when you close the damper when you aren't using your fireplace. TIP #4 :: Only Burn Firewood A fireplace isn’t the spot to burn your old credit card bills, broken chair or ex-boyfriend photos. Plastic and painted wood can release dangerous chemicals into your airspace. TIP #5 :: Smoke Alarms If you don’t already have them, mount smoke alarms near your hearth and in every bedroom. Consider installing combined carbon monoxide and smoke detectors if you have a home with a gas-burning fireplace. If the smoke alarms are battery operated, make sure you change the batteries at least twice a year. These five quick tips to make sure your fireplace is working properly can give you peace of mind, so you can comfortably cuddle up and enjoy many winter nights around the fireplace.
