Single-family homes sales in Billerica, MA increased 60 percent in December 2010, a difference of 9 sales compared to December 2009. The median price of single-family homes dropped 16.5 percent in December 2010 compared to December of the previous year, a $56,500 difference.

In June 2010, the median price of a single-family home in Essex County increased 20 percent, or $60,000, compared to June 2009; furthermore, there was a rise in sales, which increased by 37.3 percent, to a total of 608 homes sold.
June 2010 sales of multi-family homes rose 8.3 percent. Compared to June 2009, the median price of a multi-family home in Essex County increased 13.5 percent, or $24,950.

The median price of single-family homes in Ayer, Massachusetts increased by nearly 14 percent in the first quarter of 2010 after two years of price declines, according to data compiled from MLS Property Information Network, Inc., the local multiple listing service.
In the first quarter of 2010 the median price of single-family homes in Ayer, MA increased by 13.99 percent, or $42,115, a dramatic change after two years of median price decline.
Although median price was up, single-family home sales dropped by 14.3 percent, from 14 to 12 sales, in the first three months of 2010 compared to Q1 of 2009.

Both median home prices and sales of single-family homes increased in the first quarter of 2010 in Haverhill, Massachusetts.
In the first quarter of 2010 the median price of single-family homes in Haverhill, MA increased by $100. Sales of single-family homes also increased January through March, increasing 23.6 percent compared to Q1 in 2009.
Although it is only a modest gain in the median home price, this hints that the Haverhhill real estate market may be stabilizing after years of decreasing home prices.

The Massachusetts Association of REALTORS® (MAR) reported today that after 23 straight months of year-over-year decreases, the number of homes for sale in March was up over the same month last year. This is the first time inventory has increased since March 2008.

As those of us in the real estate business know, not every community is in the midst of a real estate slump. After some significant declines in home sales and median price, Amesbury, Massachusetts has seen its real estate market come alive.

A total of 1,884 Massachusetts single-family home sales were of bank-owned properties, representing 4.5 percent of all single-family homes sold in 2009, The Warren Group reported January 26, 2010.
Bank-owned properties accounted for 5.2 percent of all single-family home sales in Massachusetts in 2008.
A total of 1,035 sales were of bank-owned condos, accounting for 5.5 percent of all condo sales last year. That is an increase from 2008, when Massachusetts bank-owned condo sales represented 4.5 percent of all condo transactions.

I am not surprised by the November home sales figures. After the financial crisis hit in September, home buyers disappeared.
The number of single-family home sales recorded in Massachusetts declined 18.4 percent in November, compared to November 2007.
The steep decline came after two consecutive months of home sales increases in Massachusetts.
The data comes from The Warren Group, a publisher of real estate data.
Home prices for the month fell 16.7 percent, to a median price of $275,000, the steepest home-price decline in more than 20 years.

April U.S. housing starts increased by the largest amount in more than two years, Boston.com reported May 17, 2008.
"The Commerce Department reported ... that housing construction rose 8.2 percent in April to a seasonally adjusted annual rate of 1.03 million units. While apartment construction rose 36 percent, building in the much larger single-family sector of the market fell 1.7 percent, the 12th consecutive monthly decline, pushing single-family activity down to a 16-year low."

Pending U.S. home sales surprisingly increased in April compared to March; however, pending sales were still down about 13 percent from April 2007, the Associated Press (AP) reported June 9, 2008
"The National Association of Realtors' seasonally adjusted index of pending sales for existing homes rose to 88.2 from a March reading of 83.0, the lowest since the index was started in 2001. However, it's still 13 percent below April 2007's reading of 101.5."
A reading of 100 is equal to the average level of sales activity in 2001.
