Sales of single-family homes in Billerica, MA increased in December 2010 while the median home price declined sharply, according to data from  MLS Property Information Network, Inc., the local multiple listing service.
Single-family homes sales in Billerica, MA increased 60 percent in December 2010, a difference of 9 sales compared to December 2009. The median price of single-family homes dropped 16.5 percent in December 2010 compared to December of the previous year, a $56,500 difference.

Sales of both single-family homes and condominiums in Tewksbury, Massachusetts decreased in July 2010, according to data analyzed using MLS Property Information Network, Inc, a local multiple listing service.
Single-family home sales decreased 31.8 percent in July 2010 compared to July of the previous year, a difference of seven sales. The median price also decreased in July, dropping 20 percent or $66,500 compared to July 2009.

massachusetts: No Tax on Real Estate Sales to Pay For Health Care Bill - 10/14/10 02:32 AM
An email has been circulating for a few months (and you may have even received it or heard about it) that reports the new federal health care bill will be paid for with a 3.8 percent tax on the sale of homes. 
It is not true.
Of course there are new taxes to pay for the health care bill. You're not surprised are you? The bill included a provision that imposes a new 3.8 percent Medicare tax for some "high-income households" that have “net investment income.” There's also a tax on medical devices.

Foreclosure petitions reached the highest number in more than a year in August 2010, while foreclosure deeds increased for the eighth straight month in Massachusetts, The Warren Group, a publisher of real estate data, reported September 23, 2010.
Foreclosure petitions, the first step in the foreclosure process in Massachusetts, jumped to 2,713 in August, a 13.23 percent increase from a year ago, when there were 2,396 such petitions. Foreclosure petitions were also up in August from the 2,307 starts recorded in July 2010.

Both median home prices and sales of single-family homes, condominiums and multi-family homes increased in June 2010 compared to June 2009 in Essex County, Massachusetts.
In June 2010, the median price of a single-family home in Essex County increased 20 percent, or $60,000, compared to June 2009; furthermore, there was a rise in sales, which increased by 37.3 percent, to a total of 608 homes sold.
June 2010 sales of multi-family homes rose 8.3 percent. Compared to June 2009, the median price of a multi-family home in Essex County increased 13.5 percent, or $24,950.

Sales of single-family homes in Massachusetts surged 37 percent in May 2010, marking the fourth consecutive month of double-digit percentage increases in year-over-year sales, according to a new report released June 22, 2010 by The Warren Group, publisher of Banker & Tradesman.
Massachusetts condominium sales also rose significantly in May, jumping 24 percent from May 2009.

The median price of single-family homes in Ayer, Massachusetts increased by nearly 14 percent in the first quarter of 2010 after two years of price declines, according to data compiled from MLS Property Information Network, Inc., the local multiple listing service.
In the first quarter of 2010 the median price of single-family homes in Ayer, MA increased by 13.99 percent, or $42,115, a dramatic change after two years of median price decline.
Although median price was up, single-family home sales dropped by 14.3 percent, from 14 to 12 sales, in the first three months of 2010 compared to Q1 of 2009.

For the first time in 23 months the inventory of Massachusetts single-family homes has increased, the Massachusetts Association of REALTORS® reported April 28, 2010.

First-time home buyers in Haverhill, MA may be eligible for grant money to make repairs to foreclosed homes, as a result of a partnership announced between MassHousing, the City of Haverhill and Haverhill Bank announced April 15, 2010.
Qualified home buyers who obtain a MassHousing Mortgage through Haverhill Bank will be eligible for a second loan to assist in rehabilitating the foreclosed property. The second loan will be funded through the Neighborhood Stabilization Program (NSP), which was created in federal economic recovery legislation.

massachusetts: New Rules For Homes Heated By Oil - 03/19/10 03:04 AM
Starting July, 2010 there will be a new law in place regarding the compliance rules for any Massachusetts homes heated with oil. The Homeowner Oil Heating System Upgrade and Insurance Law is not only changing the regulations for home heating systems, but also includes new legislation for insurance companies that offer homeowner policies.
Although the law may require some people to upgrade their systems, costing anywhere from $150 to $350, the motivation for the law is to end the possibility of oil leaks which have plagued dozens of Massachusetts homes each year.

As those of us in the real estate business know, not every community is in the midst of a real estate slump. After some significant declines in home sales and median price, Amesbury, Massachusetts has seen its real estate market come alive.

This was down 27.8 percent compared to January through September of 2008. From 2006 to 2007, the median price increased 2.8 percent, and increased another 3.9 percent from 2007 to 2008.

The inventory of residential properties on the market as of October 31, 2009 decreased 15 percent compared to October 31, 2008 (from 45,118 listings in 2008 to 38,311 listings in 2009), and the October single-family supply is at its lowest since October 2002, the Massachusetts Association of REALTORS® reported November 24, 2009.

Essex County saw it's median single-family home price decline 10.6 percent in 2008, and single-family home prices in Middlesex County declined 8.4 percent compared to 2007, The Boston Globe reported February 1, 2009.

massachusetts: MA Mortgage Broker Stopped By Attorney General - 12/16/08 01:15 PM
Attorney General Martha Coakley has obtained a temporary restraining order against a Methuen, Massachusetts mortgage broker who allegedly preyed upon financially distressed homeowners by representing himself to be an attorney and a bankruptcy expert who offered to file bankruptcy petitions to save homeowners' homes from foreclosure.
The temporary restraining order prohibits David Coleman, doing business as Mortgage Finders of New England, and his employees from contacting individuals to offer foreclosure related services or assisting individuals with filing petitions in Bankruptcy Court.

massachusetts: Will Toll Hikes Hurt Metro West Property Values? - 11/19/08 12:10 PM
The Massachusetts Turnpike Authority (otherwise know as maybe the most bloated and ineffective part of Massachusetts Government) Board last week gave initial approval to drastically raise tolls, effectively doubling the charge for cars at the Sumner and Ted Williams tunnels from $3.50 to $7. The cost of driving through the Allston-Brighton and Weston tollbooths would jump from $1.25 to $2 under the plan.
