our blog: What is the best time of the year to buy and sell? - 01/14/15 01:48 AM
As an agent I get this question a lot, “ What is the best time of the year to buy or sell?” and often times my response is NOW. If your home is market ready the best time is NOW. Real Estate is cyclical. That means there are cycles within the year that affect activity. As a buyer or seller I have noticed that the best deals and the least stressful time of the year to buy and sell is during the cold months. Of course there are several things that need to be considered before buying and selling.

our blog: Need-To-Know Real Estate Numbers - 12/31/14 01:56 AM
Recently, I took a financial course for real estate agents, which was taught by the amazing Keller Williams instructor Matt Fetick. Besides the Realtor math that was discussed, his key point was that all numbers tell a story. Of course, all numbers are indicators and measures of something, whether good or bad. And since real estate is an industry that’s all about numbers, I thought I would share the important ones that your real estate professional should be sharing with you. Buyers and sellers alike should pay close attention to the following:Days On Market (DOM)This is the number of days that a home … (0 comments)

our blog: How To Beat The Post-Holiday Blues - 12/26/14 09:24 AM
It’s the day after Christmas, and I am feeling blessed, thankful, and seriously exhausted!  Despite that, having four young kiddos makes this time of year magical.  The fire is blazing, the Christmas music is playing, we have 'snowman soup' (AKA, hot chocolate), and the kids are running around ecstatic about Santa’s late night visit. Then, one day later, I have a house full of new toys and no where to put them. Also, I have leftovers that I need to clean out of the fridge, and I still must run to the store for basic groceries to get us back to the … (1 comments)

our blog: "The Life Of A Potential Buyer: What's Up With All These Questions?" - 12/22/14 02:54 AM
Have you ever called the number on a "for sale" sign? Man, what a hassle! Sometimes, after I get off the phone with potential buyers who are inquiring about one of our listings, I imagine them having this conversation with a friend:“So, I was driving around Tulsa, just looking around for sale signs, when I came across a listing in the exact neighborhood I want to move to.  I immediately called their office, but was thrown off guard their random and personal questions.  What’s up with that? All I wanted was to see that house!  I don’t understand why they needed … (2 comments)

our blog: "Location, Location, Location" by Kasia Olek - 12/22/14 02:50 AM
For years, it’s been said that the determining factor for a lot of buyers decisions--beside price--is “location, location, location.” And there is some truth to this; especially in markets where you have features such as a view of cityscapes, waterfronts, or mountains. However, in markets like Tulsa, where the landscape is flat (except for the 3 hills in our 71st-81st street corridor), the general rule of “location, location, location” is dictated by proximity. In other words: what’s essential to your lifestyle?Buyers entering the Tulsa market usually make their decisions on where to lived based off their lifestyle--how you live determines where … (0 comments)

our blog: "Foreclosures: The Good, Bad, & Ugly" by Brett Friesen - 12/22/14 02:45 AM
Have you ever been inside a home that’s been foreclosed? In 2013, I had my first encounter with one in Bixby. As I put the key in, I noticed the door was already unlocked. A client and I were welcomed by the sight of empty cups, food wrappers, and liquor bottles scattered along the floor as we entered. At once, we realized that someone was illegally staying in the house; “squatting” is more common than you might think. Worst of all, we found broken windows and doors, clogged toilets, and walls covered in graffiti--not to mention the missing carpet and broken fixtures. Needless … (0 comments)

One of the best things about real estate is that even though the process may be the same for my team and the the rest of us in the throes of production, the people and the house are always different. To me, that sort of variety has always been what is most appealing about the real estate Industry.
Recently, I was invited to a ranch in Tulsa to visit with a fellow Australian. Grateful for the invitation, I baked some chocolate chip cookies, cooked a pork loin, and packed bread rolls, baked beans, chips and wine. Then, I grabbed the … (0 comments)

The real estate industry has drastically changed over the years due to so many advances in technology. Consumers now have access to most of the same information real estate agents do, and all at the click of a button.  You may think that would really bother us, but it doesn't!  We love that our clients have knowledge about what they want and what the market is doing when they come to us for assistance. Overall, a well-informed client gets their desired outcome even quicker now.  That makes the Aussie Team very happy! When technology changes or markets shift, an agent or team must … (3 comments)

We all know that any change, good or bad, can cause anxiety.  How we deal with change is a choice, of course.  In real estate, things can change from minute to minute, and you have to be ready to switch gears quickly! As an Executive Buyer’s Agent with The Aussie Real Estate Team, I need to be able to adjust to change and stay calm under pressure so that I can continue to offer the best possible customer service to my clients.  Why?  Because their needs are very important to me!  Let’s discuss some aussome changes.Exactly one year ago, I … (0 comments)

First of all, I am excited to say that I got my recent buyers under contract! Bryan and Emily are purchasing a brand new home built by Kenny Smith Homes Inc. Not to mention, I went to school with these two, so I am very happy to help them with buying their first house. The happy couple got in touch with me about 3 weeks ago, when they asked for house-hunting expertise. Little did I know, they were more than ready to buy! After connecting them with Reagan Ford at Gateway Mortgage, it only took a short time for them to receive … (0 comments)

"Believe. Empower. Transform." That's the motto of just one of the unique cafes that have been sprouting up throughout the metro area for the past few years. Since more people are becoming interested in their overall health—and ignoring the slop of processed foods from "drive-thrus"—many juicing businesses are being launched into the mainstream due to their simple goal of revitalizing consumers. While I was in Austin for "Mega Camp," an annual pilgrimage I take to network and learn from the best in KW and the … (0 comments)
