Realtor.com and the Multiple Listing Service (MLS) are two tools traditional agents use to find homes for buyers. The MLS is the local listing database that all agents use to find homes to show buyers. Realtor.com is a national website where the public can view MLS listings. Now you can List your home on Realtor.com or MLS + Realtor.com for one low Flat Fee. Choose Realtor.com Showcase if you mostly want to reach individuals searching online. Choose the MLS (which includes a Realtor.com listing) if you also want to reach local agents looking for homes for buyers (4 out of (0 comments)

discount broker: Issues affecting the fee-for-service brokerage
- 03/17/09 12:31 PM
Issues affecting the fee-for-service brokerageThere is concern about the sustainability of the business model as fee-for-service brokerages face regulatory changes. In Canada, discount brokerages claim their access to the MLS has been limited by the Canadian Real Estate Association (CREA). As a result, the Competition Bureau has made inquiries into proposed changes. In November 2006, Realtysellers (Ontario) Ltd. suspended operations, claiming itself a casualty of CREA's actions, despite its victory in 2004 in a protracted legal battle over access. Meanwhile, consumers await rebate cheques (cash back) with increasing uncertainty. In addition, there is speculation that the business model is not economically viable (0 comments)

Some sellers choose to evaluate all offers at once, especially when a quick sale is needed. By Bruce Aydt | March 2009 Q. I was in the middle of negotiating an offer on behalf of buyers I was representing. We had submitted a counteroffer in writing to the listing agent and we were waiting for a response. Suddenly, the listing agent contacted me and told me that there were multiple offers on the table. She said her seller instructed her to tell us that we needed to make our "best and final offer" by a certain time that day. This doesn't (0 comments)
If you're thinking about remodeling your kitchen, or finishing your basement, you probably want to get your investment back when you sell your home. But when it comes to payback value of home improvements, some are definitely more profitable than others. As a general rule, kitchen and bathroom projects usually get a nice return on investment, typically 90% or more. Things like adding rooms or finishing basements tend to pay back the least. Finishing a basement usually returns less than 50%, so it's not a project likely to show profit at selling time. (0 comments)
