andrew payne real estate: Action Steps and Preparation Make for More Successful Open Houses - 02/21/14 11:51 PM
While holding open houses in urban areas like Richmond Virginia, it often can be advantageous to take a few action steps before the day an open house is being held.  In other words, it helps to be proactive even before the day for holding open a house, condo or townhouse.  These following actions most likely help gain exposure for an open house as well as help inform potential home buyers.

1) At least one or two days befor the open house, distribute around 50 to 100 flyers in the neighborhood announcing the open house and mention some major features of … (4 comments)

andrew payne real estate: Working With an All-Cash Buyer Has Its Rewards---and a Few Challenges - 02/14/14 11:49 PM
My most recent Richmond Virginia area real estate transaction happened to be with an all-cash buyer.  He also happened to be a first-time home buyer fortunate to have sufficient cash set aside to make a particular purchase on a condo in Henrico County Virginia, a county adjacent to the City of Richmond.

One of the first things to do when working with a local first-time buyer is to try to focus on one or two or maybe three neighborhoods, if possible.  Initially, I showed my client several properties in various neighborhoods within the City of Richmond.  His initial strategy was to … (5 comments)

andrew payne real estate: Which Company Do We Trust to Repair Only What's Necessary On a Boiler? - 02/12/14 11:00 PM
As homeowners, one of the last things we like to experience is something with our heating system that goes wrong during the winter cold.  Living in Richmond Virginia, I recently experienced a malfunctioning gas boiler that temporarily became inoperable last weekend.

It happened that the pressure relief valve on the boiler got stuck open by solder debris that finally broke loose recently---years after its installation back in 2007.  Fortunately, I have a high efficiency Munchkin boiler that has operated optimally without incident until this winter.

Also, this gas boiler heats water that gets pumped through my whole house cast iron … (1 comments)

andrew payne real estate: Federal Architecture on Saturday Road Trip to Hampden-Sydney College - 02/10/14 02:25 AM
Distinctive architecture can enhance fine colleges, buildings and homes.  The architecture at Hampden-Sydney College is no exception.  While taking a road trip last Saturday, I had the opportunity to enjoy many examples of Federal architecture that adorn the campus.

Often called America's first national style, Federal architecture enjoyed its heyday during 1780-1830.  According to Jackie Dishner's article on this architectural style in www.frontdoor.com, Federal architecture is known for five key elements: a front facade, columns, windows, steps and brick.

For example, curved steps with iron railing leading to the entry and brick are typical components of this style. … (1 comments)

andrew payne real estate: Curbside Recycling is Making a Difference in Our Communities - 02/05/14 12:28 PM
Whether in Richmond Virginia or elsewhere, curbside recycling and other forms of recycling do help conserve natural resources, reduce the need for opening up extra public landfills and save energy.  For example, an article entitled Recycling Facts mentions that recycling steel or tin cans require 74 percent less energy than to produce them directly from their original raw materials.  Also, the same article mentions in the section "Key Recycling Facts" that recycling one aluminum can saves enough energy to operate a TV for three hours!

Over the last 25 years or even longer in some communities, curbside recycling … (3 comments)

andrew payne real estate: Exceptional & Free Music Performances at the University of Richmond - 02/03/14 03:57 AM
Have you ever wondered where to go to hear free live concerts in Richmond Virginia?  One suggestion is to try some free performances offered by the University of Richmond Music Department.  In fact, yesterday afternoon acclaimed Pianist Richard Becker played a series of outstanding piano pieces at Camp Concert Hall, Booker Hall of Music.

Above is poster for the free concert given yesterday at the UR Camp Concert Hall.

Initially, Becker prefaced his performance by telling the audience from the podium on stage about some of Walt Whitman's poem fragments.  As a composer and Coordinator of Piano Studies at UR, … (0 comments)

andrew payne real estate: One Year of Housing Market Activity for Northside in Richmond Virginia - 01/30/14 11:12 PM
Generally speaking, zip code 23227 is called Northside by residents living in Richmond Virginia.  As the name indicates, it's in the northern section of the city and comprises various neighborhoods.  Three examples of northside neighborhoods are Bellevue, Hermitage Road Historic District, and Ginter Park. Below are some bar charts to help explain overall single family home (attached and detached) market activity for that zip code.  Fortunately, I managed to generate 12 months of activity for all graphs from the CVRMLS, otherwise called the Central Virginia Region Multiple Listing Service.

Notice below in close price to original price ratio bar graph for single family homes (attached and detached) that the highest … (3 comments)

andrew payne real estate: Home Sale Trends for Westhampton in Richmond Virginia - 01/30/14 06:53 AM
The zip code 23226 in Richmond Virginia primarily is well known by local residents for an area called Westhampton.  Part of Windsor Farms also has this zip code.  There also are a few adjoining neighborhoods in that zip code.  It also happens to be fairly well known for having two prestigious college preparatory schools in the vicinity--- St. Christopher's and St. Catherine's.
Home prices typically are higher in 23226 than most other zip codes in the Richmond area.  Below are bar graphs generated from the CVRMLS (Central Virginia Region Multiple Listing Service) to help explain single family home (attached and detached) trends in the Westhampton and surrounding area.  Let's start with … (0 comments)

andrew payne real estate: Museum District, Carytown & Carillon Home Trends for Last 12 Months - 01/30/14 03:07 AM
More than three Richmond Virginia neighborhoods help comprise zip code 23221.  Most notably, local residents associate it with the Museum District, Carytown, Carillon and about half of Windsor Farms.  These are all unique and often historic neighborhoods that exist within one zip code.
A lot of beautiful single family homes, both attached and detached, are located in the Museum District.  The area is considered within easy walking distance (for most people) to the Virginia Museum of Fine Arts (VMFA) and the Virginia Historical Society.
Below is are several CVRMLS (Central Virginia Region Multiple Listing Service) charts and data that I was able to generate describing housing market trends … (0 comments)

andrew payne real estate: Richmond Virginia Residential Market Trends for the Fan District Area - 01/30/14 02:20 AM
Generally speaking, the 23220 zip code (which also happens to be mine) primarily includes the Fan District and a few other blocks and neighborhoods adjacent to it.  The Fan and surrounding areas in Richmond Virginia are known for being highly pedestrian friendly and packed with lots of older homes often having a lot of character and charm and typically built in the late 19th and early 20th centuries.
The following bar graphs from the CVRMLS (Central Virginia Region Multiple Listing Service) and associated data help explain single family home (attached and detached) real estate trends.  All data for these charts is from the last 12 months.

andrew payne real estate: Five Ways to Help Jumpstart a Faster Home Sale in Richmond Virginia - 01/29/14 12:50 AM
Often when the time comes for selling our Richmond Virginia homes or homes anywhere, human nature immediately tells us to gather all our home improvement receipts---perhaps over a span of many years---in order to calculate a list price.  Is that a good idea?

After all, as a homeowner myself, I've spent thousands of dollars over the last 20 years at the same residence to pay for numerous upgrades.  I may strongly feel (initially) that I deserve to get every penny I spent back in the selling price.  However, reality can be a wake up call.

Does selling a home … (4 comments)

andrew payne real estate: Photo Tour of Byrd Park's Fountain Lake in Richmond Virginia - 01/26/14 11:18 PM
Sometimes it's just fun to observe what beauty that exists around us.  Yesterday, my dog Nathan and I walked around Fountain Lake, which is located in Byrd Park and near my Richmond Virginia home.  It was a good day for both of us to get a little exercise and observe the colors of the birds and sky.

Other people also were outside walking.  Although it probably was still in the upper 30's, the temperature was around 20 degrees warmer than it had been just a couple days earlier.  It was a welcome relief for me not having to wear leather … (6 comments)

andrew payne real estate: Using Various Postcard Recipe Cards Can Help All Year With Marketing - 01/24/14 01:27 AM
Today marks the end of my latest postcard mailing and handout campaign using recipe cards in Richmond Virginia.  Perhaps, gaining a new client may not happen immediately, but it can happen eventually or even when we may least expect it!

Here are five advantages of using a recipe card for postcard marketing:

1)  It's an item of value that people often may treasure and keep easily
     available in their homes.
2)  It's a way for a newer agents to become more recognizable in
a particular area and more memorable to people from an agent's

andrew payne real estate: Making a Difference at Home with Backyard Bee Havens - 01/22/14 06:58 AM
Recently, the FoJG Sierra Club in Richmond Virginia had a guest speaker at its monthly general meeting held at the Jepson Alumni Center on the University of Richmond campus.  Kristi Orcutt, Children's Garden Program Developer at Lewis Ginter Botanical Garden, gave us a wonderful PowerPoint presentation primarily about honey bees called Catch the BUZZ!

Over the last several years, honey bees generally have been in a decline in the United States and elsewhere.  This largely has been attributed to Colony Collapse Disorder (CCD), and there are various likely factors contributing to this decline.  Some believe that chemicals such as synthetic pesticides … (0 comments)

andrew payne real estate: Regular Exercise is Valuable and Helps Improve My Attitude in Business - 01/18/14 12:35 PM
Taking care of ourselves can mean different things to each of us.  Some people are very athletic and may work out intensively on nearly a daily basis for almost their entire lives.  Others may take a more moderate approach.  Perhaps, a third group may choose to avoid having any significant exercise at all.
The second group is more my style, and I find that moderate exercise is very helpful and practical.  (Disclaimer: Before starting any exercise program, please consult your physician first.)  Below are a few personal benefits for me that may strike a chord with others.

1)  My resting … (4 comments)

andrew payne real estate: Potholes in Your Area? Here's How to Submit the Repair Request Online - 01/17/14 05:13 AM
Potholes Can Become Very Apparent
Have you ever driven in your neighborhood or somewhere else near home and wished at least one or more potholes would get repaired?  Unfortunately, there happen to be not only one but two potholes within one city block of each other on my street and also within one to two blocks from my home.

Above is an example of a pothole that needs to be repaired in the City of Richmond.

In case you may have encountered a similar situation of finding a pothole in your area, I just found out how to submit … (0 comments)

andrew payne real estate: A Personal Life Lesson in Getting an Annual Flu Shot - 01/13/14 11:55 AM
Last winter I did make the effort to get a $10 flu shot at a local Walgreen's.  Retrospectively, that flu shot really paid off last winter by helping me avoid experiencing the flu.

This winter I thought everything would be OK without it.  After all, I'm normally healthy, have a healthy diet, get regular exercise, and have no history of any prior serious illness---at least in recent memory.  All things considered, I told myself I had little chance of contracting the flu. Beep---wrong answer!

Last Thursday around lunchtime I was walking Nathan, our rescue miniature poodle, around nearby Fountain … (5 comments)

andrew payne real estate: First 2014 Community Conversations at Arcadia in Richmond Virginia - 01/08/14 11:29 AM
Yesterday evening a friend and I made it to Arcadia, a beautiful restaurant in Shockoe Bottom, a very historic part of Richmond Virginia in the vicinity of where the city was founded in the 18th century.

My friend parked his car next to this sign.  Arcadia is just around the block from there.

Although we each were lucky enough to help ourselves to a small plate of delicious appetizers while there, our reason for being there differed from having a full meal.  Our main purpose for being in a packed upstairs room was to participate in the … (2 comments)
