florida: Property tax challenges just got easier - 06/08/09 09:32 AM
TALLAHASSEE, Fla. - June 4, 2009 - Home and business owners who think their local tax bill is too high caught a break today when Gov. Charlie Crist signed a bill that makes it easier to challenge how much a property is worth.
Flanked by business and real estate leaders, Crist put his name to HB 521. The bill lowers the burden of proof for owners who dispute property tax assessments to a preponderance of the evidence - a lower standard than the clear and convincing threshold they now must meet to overturn a property appraiser's estimate.
Local governments had successfully … (0 comments)

A new 100 million-dollar complex called Metro Marquee promises 138 condos, restaurants, a grocery store and office space. 21 of the condos will be for workforce housing. City leaders say the urban design will give downtown Bradenton a big city feel and promote pedestrian traffic in the area. The developer says despite the slow real estate market, the project will be built. The project is expected to break ground sometime next summer. The developer is still awaiting approval from both the planning commission and city council.

florida: Floridians optimistic about housing prices - 08/09/07 08:53 AM
According to a new survey of the University of Florida, 82 % of Floridians expect the values of their homes to rise over the next 5 years.
This may sound like a surprise, but for the UF economists it wasn´t.
"The last time housing prices fell and didn't recover within five years was during the Great Depression," said Jonathan Hamilton, a UF economics professor and chairman of the economics department. "Most of the problem in Florida right now is that we've had a huge amount of building and lots of speculative buying, and things are now catching up."

florida: Condo Approval Standards Raising - 08/08/07 08:47 AM
Many owners of condos in Florida have difficulties to find a buyer in the current down market. Now times are getting even harder.
Condo boards across Florida have begun raising their approval standards for buyers because of concerns about the applicants' ability to pay their monthly maintenance fees. The condo boards are afraid that buyers might be unable to pay both - their mortgage and association obligations - and decide to pay for the mortgage but ignore the maintenance fees.
Owners of condominiums now fear, that it will be even harder to find a buyer. With to much inventory on the market it hurts if the … (0 comments)

florida: Influence of foreclosures on property values - 07/30/07 09:18 AM
The increasing number of foreclosures in the current down market does not only hurt those homeowners who loose their properties, but it influences housing prices throughout entire neighborhoods.
Not only that low sales prices of foreclosed homes affect the market value of comparable homes in the area. Often these homes are vacant for months and nobody really takes care of them. What do you think will be the result for the neighborhood? Usually the values of the neighbor´s homes suffer, too!
If there´s only one home, there may not be much of an effect. But if there is more than one, you'll … (0 comments)

(0 comments)
