alexandria real estate blog: How Many Homes for Sale? Housing Inventory in Alexandria, Virginia - 02/12/09 07:12 AM
Real estate, like any other market, is all about supply and demand.
SUPPLY:  As of February 12th, there are 606 homes on the market in Alexandria, Virginia.
DEMAND:  In the last 30 days, 77 homes sold in the City of Alexandria.  January and early February are traditionally very slow times for the Northern Virginia real estate market.  At this pace, there'd be a 7.9 month inventory of homes on the market.  However, I expect that the warmer Spring days will usher in a somewhat heated up real estate market (this REALTOR can hope, can't he? -- watch the video!)

Tomorrow marks the official first day of Spring in Alexandria, Virginia.  Well, actually it's the first day of Spring everywhere in the Northern Hemisphere, but for purposes of this blog, we're only concerned with Northern Virginia and Washington D.C.
 
The next four months are typically the busiest real estate selling season in the entire year.  It's a good time to focus in and take a look at the available inventory in various price ranges.  Many more homes will likely be coming on the market in the next few weeks as the Spring market (and hopefully the weather) heats up.

As of today, November 11, 2007, there are 476 condos on the market in Alexandria, Virginia.  This represents 56% of the total inventory of homes currently available in the City of Alexandria.  During the month of October, 75  Alexandria condos sold, a slight increase from the 63 sales in September. 
In the first 10 months of the year, 900 condos sold in Alexandria, equating to a current supply of between 5.25 and 6.33 month supply of condos at the current absorption rates.  That represents a relatively balance market.

The median sales price of single family homes in Arlington and Alexandria that sold within the last 30 days was $675.000.  In Fairfax County, the median sales price was quite a bit lower at $609,517.
