Inventory of homes for sale is extremely tight in Northern Virginia - at last look there's just over 1 month supply of homes on the market. Same goes for DC. In fact, right now, much of the country is having a similar phenomenon in the local real estate markets. Why? I explain in the rap video below "Houses Gettin' Sold!" The real estate market has definitely been heating up in Northern Virginia and D.C. recently. Open houses are swarming with potential buyers, homes are selling quickly. At almost every home I showed to buyers this past weekend, there were other agents and their clients walking through the home as well. When the market heats up, one issue that really comes into play is the effect of appraisals on sales. The Arlington condo market is really hot! Condos are selling throughout Arlington with multiple offers and the inventory is very low. Here's some stats about Arlington Virginia condominium sales and inventory for February 2012. Currently there are 207 condos on the market for sale in Arlington. That may seem like a lot, but considering that 216 Arlington condos sold in the last 90 days, 207 is not that many... 54 sold in the last 30 days alone. I have some very exciting news to report. I've been elected to a two-year term on the Board of Directors for the Northern Virginia Association of REALTORS (NVAR)! The results of the election were announced last Tuesday at the NVAR Convention. Here's the official announcement: 2012 Board Election Results Last Tuesday morning as I was about to head off to the NVAR Convention, I was surprised by a very touching gesture from my wife. On the dashboard of my car, she'd secretly placed a chocolate truffle (YUM!) and a "Good Luck" card where she wrote "Good Luck in the NVAR Election.

You've seen them. I've seen them. We've all seen them. Those silly, some would say cheesy, signs that hang below the main For Sale sign on a post in front of a home. In the industry, they're called riders. Here's a snapshot of McLean Virginia home sales in the last 30 days from the early late June 2011 through now: MCLEAN VIRGINIA HOME SALES: Active homes for sale: 267 -- 55 of those have just come on the market within the last 30 days! Average listing price: $1,884,520 (down over $50K from last month's average $1,937,360). However, homes are available in McLean from $225,000 to $12,900,000. Over 68% of homes available in McLean are priced over $1 million. McLean Homes sold in the last 30 days: 59.

The two real estate offices that I manage are located in Arlington and McLean, Virginia, two quite wealthy suburbs of Washington D.C. When working with buyers in Northern Virginia, no matter what price range we're looking in, we inevitably drive past some very large, very expensive homes.
