Hey Smarty Pants! Do you think you're smart? Let's call it educated since that's what we're really talking about since after all you can be educated and have some letters after your name and a diploma on your wall but not necessarily have smarts. Forbes has an interesting interactive mapping tool that lets you see how many people are moving in or out of any county or area of the country. I stumbled upon this or rather was directed here by Lani Rosales of Agent Genius magazine. The site provides a map of the United States and then allows you to click on any county. It will then display a series of black and red lines of various thicknesses. Black means net inward migration to an area and red means net outward migration from an area. Caveat Emptor -- that's Latin for "buyer beware." In today's real estate market, with the prevalence of foreclosures and short sales, I would caution that this phrase should read differently. Since I don't speak Latin nor know anybody else who does (even though I graduated from law school and there are even more Latin terms in law than there are in real estate), I'll write it in English.
