pricing a home for sale: The Longer You Sit, The More it Hurts! - 08/24/11 08:54 AM
When's the last time you sat in an uncomfortable chair?  Remember that feeling?  The soreness in your rear end, your back and your shoulders...  Ouch!  The longer you sit, the more it hurts.  Often, casual dining establishments purposely have relatively uncomfortable seating arrangements so they can move more patrons in an out netting the restaurant more money in the same amount of time.  On the other hand, chic lounges have plush furniture like couches and overstuffed chairs to encourage customers to linger and order more drinks.
If you are like most people trying to sell their home in Northern Virginia, you … (2 comments)

pricing a home for sale: Is That Real Estate Listing Getting Rusty or Is It A Good Deal? - 01/31/11 06:08 AM
One of the more popular questions I get on a day to day basis from people looking to buy a home in Northern Virginia is "How Long Has That House Been on the Market?"
In that respect, Northern Virginia is not unique, as buyers around the country ask themselves and their REALTORS that same question, over and over again.
When you learn that a home has been on the market for a long time, what do you think?  If you're like most potential buyers, your house searching red flags start going berserk and you make one or more of the following assumptions:

pricing a home for sale: WARNING: You Don't Want Your Home on the Market Forever! - 02/18/10 08:01 AM
Today, I found 228 homes in Washington D.C. and Northern Virginia that have been listed on the MLS and on the market for more than 365 days.  An entire year or more on the market!  29 of those homes have been actively on the market for over 2 years!  Can you imagine?  Two years of keeping your home clean, having a lockbox on the door, and leaving the house on Sundays so a REALTOR can hold an open house!

That is a very long time even in today's slower market.

While 86 of these homes are over $1 million (which … (65 comments)

pricing a home for sale: A Guaranteed Way to Lose $54,528 When You Sell Your Home - 01/08/09 05:33 AM
It goes without saying that when you sell your home, you want to sell it for the highest price in the quickest amount of time.  The current environment of the real estate market already favors buyers and makes it more difficult than in past years to sell your home.
Don't make it even harder!
If you overprice your home, you'll face the daunting reality of losing out on up to $54,528 after your home languishes on the market for 9 months or more.
Yikes!
How did I come up with this figure?  I thoroughly analyzed the sales of all homes in … (59 comments)

pricing a home for sale: But... But... My Neighbors Got $X for Their House - 05/20/08 12:17 AM
So, you're ready to sell your house.

You've been watching the market for quite some time.  In fact, if you are like most homeowners, you've put a lot of careful thought into the decision.  You didn't just wake up one morning and decide you wanted to sell.  Perhaps you've been considering it for weeks, months, or even longer.

Just about everyone has the same goal when placing their home on the market for sale:  Sell it quickly for the highest dollar amount with the best terms and the least hassle.  Think about it for a half a second.  That's … (43 comments)

pricing a home for sale: If you want my love then take my advice... Adjust Your Price - 04/08/08 11:33 AM
Can't you just picture Elvis strolling around town guitar in hand singing this line to all the sellers who have overpriced their homes?
In fact, if the real estate market were indeed personified as the late great Elvis Presley, the lyrics of Treat Me Nice would make perfect sense in today's buyer's market:
When I walk through that door Baby be polite You're gonna make me sore If you don't greet me right Don't you ever kiss me once, kiss me twice Treat me nice.
I know that you've been told It's not fair to tease So if you come on … (27 comments)
