HOW TO PEEL THE BIG ONION WITHOUT CRYING! Part 1
HOW TO PEEL THE BIG ONION WITHOUT CRYING! Part 2
The banking industry already has alot to answer for. They have re-keyed owner occupied properties before the sheriff's sale, they have made their own rules in selling REO assets, and now it seems they have shot themselves in the foot, again. The Banks have cut corners in the foreclosure process, which is different in each state, and in some cases they have taken property illegally (according to Plaintiffs Attorneys). Now these former homeowners are bringing suit to reclaim their homes. If … (10 comments)

for buyers: Sometimes You Feel Like a B, Sometimes You Don't - 01/02/11 07:35 AM
Sometimes you feel like a B, sometimes you don't....
We have a local newspaper here in St. Cloud, Minnesota, and my office subscribes; so I get a chance most days to peruse the news the old fashioned way. I also listen to the radio, go online, and watch television on a regular basis. Always looking for Real Estate related stories, surveys, and statistics. What I find much of the time is inacurate, generalized, or region specific data being reprinted from wire services.
The #1 media myth is the lack of funds in the mortgage industry, and the difficulty in acquiring financing as reported … (12 comments)

for buyers: YOU'RE AN "R" AND YOU WANNA BE AN "O", BUT YOU MUST BE A "B" FIRST - 01/01/11 05:24 AM
You're an R and you wanna be an O, but you must be a B first...
So, your an R (Renter) and you have been noticing that every month you pay hundreds of dollars to help your landlord pay off his/her mortgage, and you're no longer thrilled with this arrangement. Maybe, you think, it would be nice to be an O (Owner), and have something of value for all the money going out each month!
Well, you need to first change from an R to a B (Buyer), and that brings up the question of the day; are you a Buyer? Many Renters … (34 comments)

for buyers: BUYERS MUST OFTEN USE THEIR 6TH SENSE... - 12/10/10 07:53 AM
BUYERS MUST OFTEN USE THEIR 6TH SENSE...but should never forget about the other 5 senses! Of those 5 senses (sight, hearing, smell, touch, taste) you can really only use one effectively while searching for a home on the computer.
In today's world of internet dependence, websites and, let's be honest, data overload; we often find ourselves having to sift through alot of information for the best, most accurate data available. Statistics, like Comparables, are often "cherry-picked" to validate a pre-determined conclusion. When viewing a home on the internet, keep in mind, the pictures have been "cherry-picked" by the Listing Agent to … (66 comments)

for buyers: HUD and Foreclosed deals you might have missed! - 06/14/10 05:06 AM
HUD and Foreclosed deals you might have missed!
There might be a super deal that you missed on the perfect home for you. I am finding with some pretty substantial regularity that there are features of both HUD and Bank owned homes that are being missed by the listing agent. I am not faulting them for this, they are buried under a huge list of house keeping chores from the sellers of these homes.
In the last 24 hours I just located another prime deal. This home is not yet in the MLS, but because I have started to tour all of the … (1 comments)

A new way to conduct open houses

The goal in holding an open house is to attract potential buyers to your listing and get interested buyers to the home. We have tried a new method for attracting more buyers in one shot, really this works!
Hold a group open! As a listing agent it only makes sense to attract the most buyers you possibly can to your open house. Here is what I have done. Look thru the local listings and find every listing that is in close proximity to yours, by working with the other listing agents in the … (3 comments)
