foreclosure information: Zero HUD Homes in St. Cloud, Minnesota! - 07/22/11 07:50 AM
Yesterday I decided to check the HUD list to see if there were any HUD homes in St. Cloud and surrounding area. I have sold these properties for years and like to keep informed about what is available.

At first I did a smart search, entering state, county; then zip codes, and getting little action. The closest I could find was in Kimball which is 20+ minutes south. So I searched the whole state and scrolled down the list, all 276 HUD homes in Minnesota, from Austin to International Falls (Frostbite Falls for you Bulwinkle fans). I was unable to … (8 comments)

foreclosure information: St. Cloud MN Foreclosure case could have a further national impact - 01/18/11 05:05 AM
There is a foreclosure in Saint Cloud MN that has been going on for 3 years. It could now potentially have an impact on the entire country, just like the Massachusetts case that voided 2 foreclosures earlier this year.
On January 15, 2011 the Star Tribune printed a story called Tiny law project looking for big case ; the case of the Saint Cloud MN homeowners foreclosure battle. The homeowners assert the bank lacks the legal standing to foreclose, and their attorney alleges that the bank (US Bank) fabricated paperwork they could not find, in order to prove their position. US Bank … (5 comments)

HOW TO PEEL THE BIG ONION WITHOUT CRYING! Part 1
HOW TO PEEL THE BIG ONION WITHOUT CRYING! Part 2
The banking industry already has alot to answer for. They have re-keyed owner occupied properties before the sheriff's sale, they have made their own rules in selling REO assets, and now it seems they have shot themselves in the foot, again. The Banks have cut corners in the foreclosure process, which is different in each state, and in some cases they have taken property illegally (according to Plaintiffs Attorneys). Now these former homeowners are bringing suit to reclaim their homes. If … (10 comments)

HOW TO PEEL THE BIG ONION WITHOUT CRYING!
When I was a young real estate puppy, many years ago, I had what I would describe as a fear of doing bad things to good people. Basically, I worried about damaging the name my Father gave me, and the look in his eyes when he found out. Then there was the client, the Broker, the lawyers. I knew then how little I knew, and had to balance my desire to learn with my desire to earn!
Mostly things have worked out. I did a few things right, like starting out in a teaching … (11 comments)

On Thursday April 3, 2008 the Star Tribune ran the story City sues firm over mortgages: ‘It's personal' about properties in North Minneapolis. The first link is to the entire article, the second link shows the map of some of the homes affected by this company and their "complex and fraudulent real estate and mortgage fraud scheme".

foreclosure information: St Cloud Mn area market update - Buyers are rushing to Rice MN - 04/04/08 04:52 AM
The city of Rice, MN has had more than its share of foreclosures lately, due almost entirely to the illegal activities of one real estate agent/mortgage broker. Sham sales were made and hopefully the authorities will bring those responsible to justice.
Now for the good news! Yesterday I showed property in Rice. We started out with 7 bank owned houses to view. Of those 7 homes, 3 had multiple offers, and were all but sold.
This is a view of things to come. Investors and first time home buyers are coming to the market to buy now! No one knows what … (2 comments)
