Blogging to make a difference (I hope)

From time to time, folks will ask me "What the heck are you blogging for?" (or something similar).  I tell them that I blog about a number of things- including a number of listing posts I wish I could do less of, quite frankly.

I blog about Frequently Asked Questions from owners..and the same from tenants.  I blog about events here in our Central Florida area.  I blog about helpful hints for owners and fellow property managers.  Recently, I have been … (0 comments)

blog: You have to use the right social media- and use it the right way - 10/21/12 12:31 PM
Does social media stink....or do you stink? Does social media stink....or do you stink? I've had my moments with social media. Some have been good ones, some have been bad ones- and some the jury's still out on. I'd say that I'm a few steps above pitiful when it comes to using the various websites and blogs out there- but I can't call myself a master at any of the cybermarketing craziness, lest my nose grow bigger than it already is! So when "it"'s not working and not yielding any great results for me, I have to ask myself "Does social … (2 comments)

Pedestrian Tales From the Middle of the Road, #24
Just ahead of our Independence Day getaways, yet another senseless and preventable death in Orlando. Of note- as I write this, a news update report has just spoken of a roadway here being shut down. It's in an area that may very well have seen Pedestrian Tales From the Middle of the Road, #25 before I've finished speaking of #24...
This article here is fairly informative, but has left out a couple of things about the story. First, … (0 comments)

How are YOUR New Year's resolutions going?

How are YOUR New Year's resolutions going?
Today's edition of the ActiveRain Daily Drop includes a post from Kerrie Greenhalgh (Marching Into Success, http://actvra.in/wH6).  In it, Kerrie questions why blog posts are up versus last year's statistics, but commenting is down (and markedly so, I might add).  Heck if I know.
You see, I wrote a post on the subject as well- ("In 2012, I resolve to..", http://actvra.in/rjL).  I looked back on the number of posts and comments I'd made over my then-year on ActiveRain, and felt I'd done a bit too much posting and … (0 comments)

Pedestrian Tales From The Middle of the Road, #15

I'm breaking my rule a bit here- and reporting this Pedestrian Tales From The Middle of the Road that 1) involves an injury to one riding a bike versus a pedestrian, and 2) (as of last I heard) doesn't involve a death.

But rules are made to be broken.  This piece of traffic news may very well be more important than some of the posts I've done on deaths- it's surely one to make any parent cringe or get their dander up.

Think about it...were it not for … (4 comments)

Pedestrian Tales From the Middle of the Road, #14
I tell you, there just doesn't seem to be any type of solution to this crazy problem around here.  It seems pretty simple to me, though, when the equation is the following:
Pedestrian in the road and not in crosswalk +
Automobile in the road where they should be =
One more pedestrian death

This one is from Volusia County, and falls under the watch of Volusia County Sheriff Ben Johnson and Orange City Police Chief Peter Thomas.  Let's not have this … (6 comments)

Updated:  Pedestrian Tales From the Middle of the Road, #13

Story updated 1/26/12:  Updated to highlight the fact that this gentleman was hit by at least 5 vehicles...If that's not a reason to cross at sidewalk, I don't know what else folks need.

Well, I knew it was too good to be true… We’ve gone a good while (for around here, at least) without a pedestrian death in the middle of the street- but luck’s run out for #13.  May God bless his family, and may God bless those who appear to have hit him.

Pedestrian Tales From the Middle of the Road, #12
Well, it's a story that's short- yet not so sweet:  yet another pedestrian killed in the area.  For those not familiar with our area, the Orange Blossom Trail (or the "OBT") is a pretty busy street at all hours.
This is another sad incident that falls under the watches of Orlando Police Chief Paul Rooney and Orange County Sheriff Jerry Demings.  One of these days, folks are going to enforce our pedestrian traffic laws around here....one of these days.
May God bless and keep the family of this un-named pedestrian, as well … (0 comments)

blog: QR or not to QR? That's the question - 01/13/12 10:44 AM

QR or not to QR?  That's the question
Well, it's not the question- but it's a question.  I've seen QR codes used here and there, but surely not everywhere.  Personally, I'd thought they'd have a bigger presence by now- and that folks would have come to see them as some new-age version of the UPC codes everyone recognizes.

But the QR code is a funny-looking thing...maybe folks just don't think it's as attractive as that stylishly-striped UPC code.

QR or not to QR? That's the question
Hmmm...these things are funny-looking.  But if they end up being good for me, I resolve to … (6 comments)

Orlando Property Manager Dennis Burgess (Hampton & Hampton Management & Leasing, Inc.) discusses his need for property management inventory. Solely a property management company (and one that currently manages well over 600 single family homes, townhomes and condominiums for long-term lease), Hampton & Hampton has many happy tenants and previous tenants.
The challenge now is to keep finding great places for the many great tenant prospects that call them every day.

Home Security 101:  The Great and Powerful Stick
Can anyone tell me when The Stick became such a first-rate home security measure?  Sure, folks have used sticks or clubs to fight in alleys for years and years- but when did this piece of equipment become such a versatile means of home protection?
I can't remember exactly when these trendy things first came on the scene- but I can surely see why...
Properly installed (as in the attached photo), you, too can rest easy at night knowing The Stick has your family protected.

There are things in life more important than football....
O.K., who am I kidding?  There really aren't.  I mean, other than Jesus, football is the best thing God ever dropped on our fine planet.  Unless you're an LSU fan this morning, that is.
So let's take a few minutes to celebrate the 2011 (and 14-time) National Champion Alabama Crimson Tide.  Roll, Tide, Roll!!
I am a huge Alabama fan.  Millions and millions of us would surely claim to be the biggest or best Alabama fan, I'm sure- so I know my news must come as a bit of a disappointment … (4 comments)

Pedestrian Tales From the Middle of the Road, #11
Well, here we go again... Two more pedestrians hit, one more pedestrian killed while darting across the road. This death is a bit different, though- and hit (no pun intended) a little closer to home. It hit closer to home because I saw a bit of the clean-up and investigation of the accident...and it wasn't pretty.
I was heading home from work, and took Kirkman Road as I often do. I saw a ton of flashing blue lights up ahead, and I knew exactly what had happened. I had to detour away from the … (0 comments)

Who really drives a Rolls-Royce?...and where'd all of those Buicks go?
OK, it's a Saturday... so I figured I'd proffer these crazy questions:  Who really drives a Rolls-Royce?...and where'd all of those Buicks go?
I was driving down I-4 here yesterday (in the left lane, where my somewhat-lead-footed self is often found), and I came upon a beautiful car.  It was pure white...clean..metal sparkled and shined.  I didn't know what kind of car it was initially- but I knew the dang thing was … (10 comments)

It's "that time of the month"...Orlando Property Manager Discusses 3-Day Statutory Notices

http://youtu.be/AszM3vjNfcI

Orlando Property Manager and Realtor Dennis Burgess (Hampton & Hampton Management & Leasing, Inc.) discusses one of the unpleasant yet necessary duties of a professional property manager- serving "3 Day Notices" upon tenants who have not yet paid the current month's rent.

Governed by Florida Statutes 83.56, these notices are the very first steps in what could ultimately be an evictions process.  As with any journey or process, it's often the very first steps that are the most important ones- and that's surely the … (0 comments)

I didn't know what to expect as I dropped by The EditWorks earlier today.  Josh Loory is the owner/proprietor of the company, and he's a member of the BNI networking group that I'm in.  From listening to his "Sales Manager Minutes" over the past month or so, I had some idea of what he did- and I was glad to finally learn more about his business.

Deputy Matt Miller: Hundreds of cops expected for deputy's funeral
The thin blue line is a fragile one at it's core.  Those serving our communities seem to be superheroes- yet one day they, too, will be called home to be with the Lord.  Though I have been critical of our area's law enforcement of late for other issues, I want to make clear to all my respect for everyone who chooses to don a badge in service to our … (0 comments)

When your tenant tapes your toilet back together and bails...

When your tenant tapes your toilet back together and bails...
...it's time to hire a professional property manager- like yours truly.

Every now and then, someone will ask me "What would I need you for?  I sign my tenants up, they pay rent, they leave.  All of that 'property management' hocus pocus is for the birds!"

There are surely some good tenants out there, and good homeowner/investors that are more than capable of managing their own properties.  No doubt about it- when things go well, the ol' Mr. … (4 comments)
