This is an age-old question in Property Management-land, of course- and it typically comes in one of these scenarios:
1) You're managing a single family home, townhome or condo for an owner who tells you he's "really handy" and has "handled things like that before", or
2) You have a tenant living in a single family home, townhome or condo you manage who tells you he's "really handy" and has "handled things like that before"

After spending a good bit of time in the property management world, there's a somewhat natural tendency to develop an "I've seen it all!" mentality.  For some it comes after a year or two, while others might feel it coming on after ten or so years in the business.

I dare say that whether we fall along the sales or the property management side of our business, we all love referrals.  For many, they're the very lifeblood of their business.  The key to receiving quality referrals on a regular basis, though, is that one must give them out as well.
 
So what happens when a referral goes wrong?  A wide range of things, I suppose- some we can recover from, some we can't.

OK... How many of you answered "On the ground"?  I can't imagine that many of my fellow Active Rainer's offering that reply/suggestion- but if you happen to be one who's inclined to believe that a lockbox's proper place is on the ground...
Congratulations!  You're in fine company with the listing agent whose property I showed the other day.  It's great that their folks (apparently) replaced the door knob and deadbolt lock at this property- yet … (4 comments)

All locks aren't the same.  It's always good to know that a lock you believe to be locked really is locked- and here's a way of making doubly sure that's the case.

I'm gonna go out on a limb here- and guess that if you're a property manager with a place that's sitting vacant, it didn't make you a dime today. It's a fairly short limb, of course- as common sense tells one that vacant properties generate no funds...and it's really more hypothesis than wild guess- for property management is what I do and all.

OK.  After a few years in the Property Management world, you begin to think you've "seen it all".  After a number of weeks, months and years pass by, one learns to never use that silly "seen it all" phrase again.

Came across this scenario during a showing this morning.... Went into an upstairs bedroom to find the ceiling fan running.  I figured I'd turn it off as I typically do- in order to save the homeowner the needless expense of paying for the electricity to power the thing while the place empty.

Surprise!  The fan's controlled by a remote, and the remote's not working.  Quick check revealed that the battery's dying- and it's apparently not strong enough to … (2 comments)

My, my, my...it's another day- and another adventure in Property Managementland.  Or is it Property Managementville?  At any rate, I had an interesting showing last night.
     Over the years, I've stumbled across snakes in spare bedrooms and storage closets, bees everywhere, spiders, stray Pit Bulls and a ton of roaches.  Last night brought my first showing/encounter with a bunch of ants.

Here we go again... This is a tough report here- as the tragic death of an innocent 11-year-old that was just trying to play some mini-golf follows.
From the outside looking in, I feel a duty to inform in instances whenever and wherever I can.  If the early reports are true, this was surely a preventable death resulting from someone's negligence.
As the story indicates, GFI breakers are required for residential pools and hot tubs as well- this isn't a commercial or theme park issue alone. That said, it's my hope … (2 comments)

Can anyone tell me when The Stick became such a first-rate home security measure?  Sure, folks have used sticks or clubs to fight in alleys for years and years- but when did this piece of equipment become such a versatile means of home protection?
I can't remember exactly when these trendy things first came on the scene- but I can surely see why...
Properly installed (as in the attached photo), you, too can rest easy at night knowing The Stick has your family protected.

Though it's most always defined in tenants' lease agreements (and should be if it isn't), confusion reigns from time to time as said tenants seem to have difficulties in ascertaining what constitutes an emergency...and what doesn't.
 
In my continuing efforts to get a grasp on this whole video blogging deal, I offer what I hope will be a bit of clarification on the issue.
