What's It Take to Be a Successful Agent These Days?  Don't be a clown

Sounds pretty simple, right?  But if it were that simple, we wouldn't encounter so many of the aforementioned clowns as we go about our daily business.

Above, we have serial killer John Wayne Gacy as Pogo the Clown, TV's Bozo the Clown, The Simpsons' Krusty the Clown and two guys known as Shaggy 2 Dope and Violent J that comprise a group known as Insane Clown Posse.  That's Mr. 2 … (4 comments)

orlando property manager: The tenant did WHAT? - 05/18/14 08:38 AM
The tenant did what?

The tenant did what?

After spending a good bit of time in the property management world, there's a somewhat natural tendency to develop an "I've seen it all!" mentality.  For some it comes after a year or two, while others might feel it coming on after ten or so years in the business.

I guess I've had it come and go over the course of the (now) 13 years I've been doing this.  From a tenant's ignorance or lack of knowledge regarding something that generally falls within the "common sense" category, to a one's … (4 comments)

Livin' in Landlord No Man's Land

I had a few showings today, one of which was at a property whose great screen patio is featured in the above photo.

Yes, this was a trip to what I've come to refer to as Landlord No Man's Land.

One won't find Landlord No Man's Land on a map, mind you- for as is the case with its antithesis, Utopia, Landlord No Man's Land is more of a mindset than a geographical location.

Jack of all trades, master of none

The great fountain of knowledge known as Wikipedia speaks of one who is a "Jack of all trades and master of none" as being a person that is "competent with many skills, but is not necessarily outstanding in any particular one".

Judging by the sign here, at least one such person in the Philadelphia area has thrown their hat into the rentals/leasing side of things.  Now, I'm wondering... is this somebody whose been piercing ears for a while, and is now trying their hand … (4 comments)

Where are you from?  Good question...or maybe not

From time to time, I've been rightly accused of talking a lot.  That's surely no shock to anyone whose been on a committee of any sort with me- and it's a character flaw of some sort that I've had going way back to my elementary/high school days.  I'm just a friendly sort of guy, I suppose- and unapologetically so.

I've always been an inquisitive sort of person, as well- and I'd dare say I'm one of the most "How does this work?" … (0 comments)

It's a bit surprising that it's been so long since my last "Pedestrian Tales..." post (back in May or so)- but I can assure folks the reason behind that lies in my being busy doing other things rather than any lack of pedestrians illegally crossing the road.

There's been an increase in these jaywalking incidents over the last week or so- awesome in a bad way and devastating to far too many families.  I'll document these in this … (0 comments)

One thing we don't seem to be teaching our students is how to cross the street.  Elementary schools, middle schools, high schools and (apparently) colleges have all missed out on this opportunity to educate folks at a young age that it's best to cross in a crosswalk at an intersection.  It might not always be the coolest thing to do, but following just a few simple rules might just keep you alive.

I think I'd have to say that the one thing that continues to amaze me about the way pedestrians walk out into traffic here is the fact that more often than not, they are within 100 feet of a crosswalk.  Call it ignorance (I won't), arrogance (I might) or stupidity (I do), the end result is the same- another dead pedestrian and another family with a member that won't return home.
This is yet another death falling under the … (0 comments)

"What you subsidize, you get more of"- a saying I must have heard over 20 years ago that still holds true today.  Whether we're encouraging folks to remain on the public dole by refusing to reform welfare or making life easier for illegal aliens by letting them go to college on the cheap, the way things in America continue to trend leaves less and less to cheer about.

All Aboard, Central Florida!
Well, it's been a long time coming- but later this morning marks the beginning of a new era in Central Florida transportation. After years of planning and hard work (and of dedication to the cause by many in the face of a good bit of friction along the way), the time for the stations' gates to swing open and welcome "real" passenger service has finally arrived.
Is everyone a fan of SunRail? Of course not.  Every project that's ever used a dollar of public funds has been … (6 comments)

There's been another uptick in pedestrian deaths in our area recently- no doubt owing in part to the Orlando Police Department and others' refusal to enforce our pedestrian traffic laws.
Simply put, a median strip is not a sidewalk- and when missed opportunities for enforcement (and possibly for saving lives) like the one pictured above abound, there's plenty of blame to spread around when the next pedestrian dies.
To be sure, I am a "personal responsibility" guy- and I believe the … (0 comments)
