An essential part of any application process is a reference from your prospective tenants' current (or previous) landlord.  But exactly how do you go about getting that?  What are some good questions to ask?  And is it true that everything can be summed up in one question?

I'd have to say a few (if not all of these) are pretty valid illustrations.  Much like the "Realtors work a few hours and get big ol' commission checks!" belief many seem to have, a number of misconceptions about Property Management-land remain as well.
 
So what might you add?  Whether Property Management or "sales side" Realtors, what are some of the misconceptions you encounter?

The author here does a great job of making the case for 5 small steps that can play a big part in making a first impression.  While this is from Inman and more/less geared toward Realtors, the premise holds true in pretty much any of our relationships.  I'd add a few things:

My question is this, though: how may folks really care?

Over the years, I've found videos to be very effective.  I don't make them as often as I'd like, don't make them as often as I feel I probably should- but I do tend to make them more often than 95% of the Realtor public.

When it comes down to it, I really don't care about other companies' policies- and I probably care even less whether folks elsewhere care about mine.  That may sound harsh, but the truth often hurts.
