Divorce and the prospective tenant:  who needs furniture anyway?
It's probably happened to most of us...  A prospective tenant (or buyer) calls us up to discuss a property on the market, and we do whatever degree of screening or pre-qualifying our office policies prescribe.  We may tell folks that our application process involves a credit and criminal check, employment verification and verification of rental history, for example.
"Well, I've got great rental history..." comes out of their mouth before you finish your sentence- and you know that can't be good.

Can you lose something you never really had?
The feeling of loss is a real tail-kicker. Everyone's loss is different, but everyone's is the same. There are a few different kinds of butt-kickin's- but when the kickin' hits home, it's still the only tail-kickin' in the world that matters to you.
My tail-kickin'....err...loss? I lost 18 properties today. Eighteen properties that I could have taken under me/my company to manage, lease, etc. Lost 'em. And with a buh-bye that came along before a howdy.

Great post from Phyllis here- and one I appreciate being able to re-post.  The key, of course, is to avoid time on the market.  Any time on the market means a seller is typically paying a mortgage he/she doesn't want to pay.  Maybe they're eager to get out of a house they're in and into another one- hating to pay the tab for the place they currently call home.  Maybe they've already left a home behind- and now they're paying the mortgage for their new home- while trying to pay the one on the house that's become "yesterday's news" to them. … (2 comments)
