Rent isn't a four-letter word
 
OK, technically it is- though it shouldn't be included among the other four-letter words many have come to despise.
Both renting and renters have surely taken their hits over the years.  Who hasn't heard of the ol' "Rent versus buy" analysis?  And how often do you hear that question answered with "rent"?
Chances are it's been a rare occurrence.  More often than not, owners are advised to sell rather than rent their homes out- while prospective buyer/renters are shown the many benefits of homeownership to the detriment of both … (8 comments)

I wanted to make sure folks were clear about where I stood on this.  I want both tenant prospects and owner prospects alike to know that I won't rent to a sex offender- period.
There are a number of things that are flexible when processing an application- whether an owner will accept a pet depends on the specific pet, whether a prospect would pay a security deposit equal to one month's rent or two depends on the specific prospect's credit history, etc. … (11 comments)

The importance of renter's insurance
There's no doubting the most important part of this news story- by the grace of God, a family of 5 escaped a burning house. The tragic loss of a single life is devastating; the loss of 5 in a family would seem unbearable.
But what about the end of the story?
"They rented the home and have no insurance for their belongings."

The following is a link to an article that ran in our Orlando Sentinel this past Monday- a spooky article, and one they fittingly ran on Halloween.

What do you do?  Nothing, really.  The agreement you have with your client is a non-exclusive one, right?  You went with that because you figured you were good enough to find them a home before anyone else, right?

The ads are everywhere: "Stop paying someone else's mortgage!!..."OWN for less than you're paying in rent!!...and one of my favorites, "The call YOUR place an apartment- while your buddy next-door owns his 'condo thing'".

Hi, Bryan:  Happy to re-post this one, as it surely applies on the rental/leasing side of life as well.  Tenant prospects  that know a place is owner-occupied are quick to ask:
"Why are the owners moving?"
"Where are the owners moving?"
"Are the owners American?"  "Are they local?"
The best answer to those questions is "None of your business"- but I usually go with a more politically-correct answer.
