This column from San Diego-area property manager Salvatore Friscia gives a bit of good advice for handling things when one needs to break their lease- and for not making an inherently bad situation worse.  I must note that as in a number of other scenarios, what works or is legal in one area might not be so in another.  That said, those taking any advice of this kind must do so with great care.

Bad guys in the sports world? Easy to find. There’s the guy with 10 kids by 10 different mothers. The guy that makes millions of dollars every year, yet leaves a $3 tip for a waitress that’s busted her tail serving his party for a couple of hours. There's no doubting the most important part of this news story- by the grace of God, a family of 5 escaped a burning house. The tragic loss of a single life is devastating; the loss of 5 in a family would seem unbearable.
But what about the end of the story?
"They rented the home and have no insurance for their belongings."

Scam you once, scam you twice...
Yes, it's another round of rental/housing scams making their way through the metro Orlando area- this one hitting a neighborhood where Legends Realty and I manage a home.  In this case, the Neighborhood Watch did a great job in saving owners' money in both the short and long-term- and no doubt kept them from dealing with a bunch of unnecessary frustration.

I'd dare say that most of us have some sort of lead or prospect tracking system.  It may be a program such as Top Producer that we use at Legends Realty, or perhaps your "system" is an Excel spreadsheet under a McDonald's sack in the floorboard of your car.  Regardless the complexity of the system, it's important to track your prospects.
