Shelton CT single family home sales for June 2016 were down 25% as compared to June 2015 sales.  However, June sales were the highest for the year to date and increased 25% from last month.
 
Both listing average and closed sales averages decreased 2%  with the median down 4%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.
 
The absorption rate went back down (from a buyer's market)  into a seller's market (statistically)  with 5.26 months of supply.  Translation: it would take 5.26 months … (1 comments)

Shelton CT single family home sales for May 2016 were exactly the same as compared to May 2015 sales.
 
Both listing average and closed sales averages went UP 38% and 36% respectively with the median INCREASING 40%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.
 
The absorption rate went just over into a buyer's market, from a balanced market in April,  with 6.75 months of supply.  Translation: it would take 6.75 months to sell off the present inventory of 189 homes.  See the absorption … (0 comments)

Shelton CT single family home sales for April  2016  INCREASED 94% as compared to April 2015 sales.
 
Both listing average and closed sales average went down 4% with the median INCREASING 20%.  These results make a good case for looking at ALL the numbers and understanding the difference between median and averages.
 
The absorption rate went just below a balanced market with 5.91 months of supply.  Translation: it would take 5.91  months to sell off the present inventory of 195 homes.  See the absorption rate chart below for the three month trend.

Shelton CT single family home sales for March 2016  INCREASED 24% as compared to March 2015 sales.
 
Mixed results on the averages with the listing average going down 2%, closed sales average INCREASING 2% and the median GOING DOWN 5%. 
 
The absorption rate recoved quite a bit from last month coming in at 7.08 months.  Translation: it would take 7.08  months to sell off the present inventory of 184 homes.  See the three month trend chart below for an absorption rate visual.

Shelton CT single family home sales for February 2016  decreased 35% as compared to February 2015 sales.
 
Listing and closed sales averages INCREASED 9% and 11% respectively and the median went UP 8%. 
 
Inventory went UP 14%, which combined with the low sales rate, pushed the absorption rate VERY deep into a buyers market for the month.  Translation: it would take 13.31 months to sell off the present inventory of 173 homes.  See the three month trend below for a more accurate absorption rate.

Listing and closed sales averages both INCREASED 13%, and the median went UP 29%.  The closed sales average was the HIGHEST for the year. See chart below.
 
Inventory went down 5% which combined with the low sales rate pushed the absorption rate way up into a strong buyers market for the month.  Translation: it would take 10.79  months to sell off the present inventory of 151 homes.  See the three month trend below for a more accurate absorption rate.

Listing and closed sales averages decreased 7% and 8% respectively, and the median went down 7%.  However, the closed sales average was the HIGHEST for the year. See chart below.
 
Inventory went up a bit which combined with the sales rate pushed the absorption rate up slightly from last month (4.93) but still in a SELLER's market statistically at 5.68 months.  Translation: it would take 5.68 months to sell off the present inventory of 159 homes.

Listing and closed sales averages both decreased 21% and the median went down 16%. 
 
Inventory again went down 12% which combined with a somewhat static sales rate kept the absorption rate in a SELLER's market statistically at 4.93 months.  Translation: it would take 4.93 months to sell off the present inventory of 148 homes.

Shelton CT single family home sales and averages for October 2015 increase 3% as compared to October 2014 sales and were UP 19% from last month (see annual chart below).
 
Listing and closed sales averages  decreased 5% and 6% respectively and the median went down 7%.  However, October's sales average is the SECOND highest for 2015 (see chart below). 
 
Inventory went down 12%  which combined with the slightly higher sales rate pushed the absorption rate into a SELLER's market statistically at 5.28 months.  Translation: it would take 5.28 months to sell off the present inventory of 169 homes.

Inventory went down slightly (5%)  and combined with the lower sales rate boosted the absorption rate into a buyer's market statistically at 7.07 months.  Translation: it would take 7.07 months to sell off the present inventory of 191 homes.

Shelton CT single family home sales and averages INCREASED 48% as compared to August 2014 sales
 
Listing and closed sales averages both INCREASED  16 and 19% respectively compared to 2014. 
 
Inventory went up 7%  but the higher sales rate helped keep the absorption rate in a seller's market statistically at 5.41 months.  Translation: it would take 5.41 months to sell off the present inventory of 200  homes.

Shelton CT June single family home sales and averages were the highest for 2015.  Sales went up 27% as compared to June 2014 sales and were up a whopping 68% from last month.  See annual sales chart below.
 
Listing and closed sales averages both declined slightly 3% compared to 2014 but the June sales average was the highest recorded for 2015. 

 
Inventory remained about the same but the higher sales rate helped lower the absorption rate to 3.94 months,  meaning it would take 3.94  months to sell off the present inventory of 185 homes.  This is statistically a SELLERS market.

Shelton CT single family home sales went up 8% as compared to May 2014 sales and were up a healthy 65% from last month.  See annual sales chart below.
 
Listing and closed sales averages were in decline 25% and 21% respectively with the median following at 21%.  These averages were historically very low as the month stats showed 93% of sales were below $400K. 

Days on the market went DOWN 6%. 
Inventory was up 37% from last month but the higher sales rate helped lower the absorption rate to 6.57 months,  meaning it would take 6.57  months to sell off the present inventory … (0 comments)

Shelton CT single family home sales  were down 22% as compared to the same period last year. 
 
Listing and closed sales averages each took a 3% dip as well with a the median decreasing 18%. 

Days on the market went up 19%. 
Inventory was up 23% from last month, which with lower sales,  raised up the absorption rate to 9.71 months, meaning it would take 9.71  months to sell off the present inventory of 165 homes.  This is statistically a buyers market.
 
Going forward, there are 58 homes under deposit and 24 homes pending.   Some good news there!

Shelton CT single family home sales  were UP again --  24% over the same period last year. 
 
Listing and closed sales averages were relatively flat with a  2%  increase in list average and a 1% decrease in sales price average.  The median went UP  5%. 

Days on the market went up 51%.  Tough winter.
Inventory was up 19% from last month, which with stable sales,  raised up the absorption rate to 6.38 months, meaning it would take 6.38  months to sell off the present inventory of 134 homes.  This is statistically a buyers market.

Shelton CT single family home sales  were UP 400% over the same period last year.  Yes, that's right.... 400% ... but sales in February 2014 were the lowest in years. Bad weather.... slow sales. 

We have been having a particularly harsh winter here in CT so the February numbers are exceptionally good.
 
Listing and closed sales averages were  UP 14% and 16% respectively, even with a very low outlier of $27,000 as the low sale,  while the median went UP  21%. 

Days on the market went up 17%.

Sales were UP 16% over the same period last year. 

Listing and closed sales averages were  UP 21% and 22% respectively and the median was UP 38%. 
Days on the market were up 25%. 

The supply of homes went down 19% from last month resulting in a downward 3.72 month supply of homes, which is statistically a sellers market.
 
Going forward, there are 19 homes under deposit and 33 homes pending.

Listing and closed sales averages were both down 6% but the median went UP 8%. 

November 2014 home sales were UP 6% over November 2013 results.  Days on the market were up 44%. 

The supply of homes went down significantly from last month resulting in a downward 4.19 month supply of homes, which is statistically a sellers market.
