Shelton CT single family home sales for June 2016 were down 25% as compared to June 2015 sales.  However, June sales were the highest for the year to date and increased 25% from last month.
 
Both listing average and closed sales averages decreased 2%  with the median down 4%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.

Shelton CT single family home sales for May 2016 were exactly the same as compared to May 2015 sales.
 
Both listing average and closed sales averages went UP 38% and 36% respectively with the median INCREASING 40%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.

Shelton CT single family home sales for April  2016  INCREASED 94% as compared to April 2015 sales.
 
Both listing average and closed sales average went down 4% with the median INCREASING 20%.  These results make a good case for looking at ALL the numbers and understanding the difference between median and averages.
 
The absorption rate went just below a balanced market with 5.91 months of supply.  Translation: it would take 5.91  months to sell off the present inventory of 195 homes.  See the absorption rate chart below for the three month trend.

Shelton CT single family home sales for March 2016  INCREASED 24% as compared to March 2015 sales.
 
Mixed results on the averages with the listing average going down 2%, closed sales average INCREASING 2% and the median GOING DOWN 5%. 
 
The absorption rate recoved quite a bit from last month coming in at 7.08 months.  Translation: it would take 7.08  months to sell off the present inventory of 184 homes.  See the three month trend chart below for an absorption rate visual.

Shelton CT single family home sales for February 2016  decreased 35% as compared to February 2015 sales.
 
Listing and closed sales averages INCREASED 9% and 11% respectively and the median went UP 8%. 
 
Inventory went UP 14%, which combined with the low sales rate, pushed the absorption rate VERY deep into a buyers market for the month.  Translation: it would take 13.31 months to sell off the present inventory of 173 homes.  See the three month trend below for a more accurate absorption rate.

Shelton CT single family home sales and averages for December 2015 decreased 3% as compared to December  2014 sales.
 
Listing and closed sales averages decreased 7% and 8% respectively, and the median went down 7%.  However, the closed sales average was the HIGHEST for the year. See chart below.
 
Inventory went up a bit which combined with the sales rate pushed the absorption rate up slightly from last month (4.93) but still in a SELLER's market statistically at 5.68 months.  Translation: it would take 5.68 months to sell off the present inventory of 159 homes.

Listing and closed sales averages both decreased 21% and the median went down 16%. 
 
Inventory again went down 12% which combined with a somewhat static sales rate kept the absorption rate in a SELLER's market statistically at 4.93 months.  Translation: it would take 4.93 months to sell off the present inventory of 148 homes.

Shelton CT single family home sales and averages for October 2015 increase 3% as compared to October 2014 sales and were UP 19% from last month (see annual chart below).
 
Listing and closed sales averages  decreased 5% and 6% respectively and the median went down 7%.  However, October's sales average is the SECOND highest for 2015 (see chart below). 
 
Inventory went down 12%  which combined with the slightly higher sales rate pushed the absorption rate into a SELLER's market statistically at 5.28 months.  Translation: it would take 5.28 months to sell off the present inventory of 169 homes.

Inventory went down slightly (5%)  and combined with the lower sales rate boosted the absorption rate into a buyer's market statistically at 7.07 months.  Translation: it would take 7.07 months to sell off the present inventory of 191 homes.

Listing and closed sales averages both declined negligibly at 1% compared to 2014.
 
Inventory remained the same but the higher sales rate helped keep the absorption rate low at 4.13 months.  Translation: it would take 4.13 months to sell off the present inventory of 186 homes.  This is statistically a SELLERS market.
 
Going forward, there are 34 homes under deposit and 35 homes pending.

Listing and closed sales averages were in decline 25% and 21% respectively with the median following at 21%.  These averages were historically very low as the month stats showed 93% of sales were below $400K. 

Days on the market went DOWN 6%.

Compared to the same period last year, October 2011 condo sales in Shelton CT were up 44%. 
Average List Price was up 36% and average selling price was up 38%
The Median sales price was up 62%. 
Days on the market went down 1%




Great improvement, strong sales, all good stuff.

I was driving by Trap Falls Reservoir in Shelton close to a 4:40 p.m. sunset today after enjoying a beautifully, warm 70 degree autumn day.  What a treat after that 10 inches of snow we had last week!  I pulled over at the Bic Headquarters and in just a few quick minutes, I was able to capture some: vibrant fall color

Average List Price was up 48%. Yes, you read that right.

Condos in Shelton CT are continuing to be very popular with buyers.
Similar to last month's results, sales for August 2011 have blown away August 2010, up 225% from last year.



 

 
Additionally, average list and selling prices were UP 33% and 42% respectively and the median was UP 25%.  Days on the market went UP 22% with one significant outlier at 561 days.

WOW!!  What a month.  Condo sales in Shelton CT for June 2011 were up 7% compared to the same period last year.   Why does that deserve a 'WOW'?  June 2010 was the deadline for the homebuyer tax credit so sales were very high artificially. 
Not only did June 2011 beat June 2010 BUT sales in June were 100% higher than last month!

Condo sales in Shelton CT for May 2011 were up 33% compared to the same period last year.     

May averages showed significant increases over May 2010.  Average list and selling prices were UP 41% and 49% respectively. The median was UP 58%.  Now, before we get really excited, let's see what brought the prices up.
Let's take a look at the Shelton Condo property transfers for May 2011 as well as a chart showing where the bulk of sales were.

Condo sales continue to increase in Shelton CT.  Sales were up by one, or 11%, over the same period last year.   
All April 2011 averages showed significant increases over April 2010.  However, a closer analysis shows an outlier sale of $775,000 at the Renaissance brought averages up. 

 
Even so, the condo market is stable and has been trending upward the last three months.  See chart below.     Moving forward, there are 11 condos under deposit and 22 condos in contract.
