Stratford CT single family home sales for June 2016 INCREASED just 1.5% as compared to June 2015 sales but was the highest recorded month in over a year. Sales were also UP 26% from last month.  See annual chart below for better optics.
Listing and closed price averages were both UP 16%.  The median went UP 8%.  Read here about the difference between the sales average and median home price.
 
Days on the market went DOWN 2%.

Stratford CT single family home sales continue on an upward trend in year-to-year comparisons.  February 2016 closed sales INCREASED 12% compared to February 2015 sales and were also up 15% from last month.  See annual chart below.
Listing and closed price averages both went down 25% with the median showing a truer picture with a 6% decrease. The significant outlier last year at $1.45 million as well as a few other February 2015 higher end sales brought 2015 averages up.  The median, which is the midpoint of all sales, is a better indicator of market activity when the complete dataset is analyzed.

Listing and closed price averages went UP 11% and 10% respectively.   The median was UP 9%. 
 
Days on the market went up 18%.
 
The absorption rate for the month went further into seller's market territory from 4.27 last month to 2.93 this month, meaning if there was no new inventory, it would take 2.93 months to sell off the active 179 listings.

Listing and closed price averages both dipped 18% and 15% respectively with a very heavy concentration in the $200K range.   The median was UP 2%. 
 
Days on the market went DOWN 7%.
 
The absorption rate for the month went back up to buyer's market territory at 7.07 months, meaning if there was no new inventory, it would take 7.07 months to sell off the active 318  listings.  With the inventory number remaining about the same as last month and lower sales, the rate shot up.

Listing and closed price averages both dipped 22% with a very heavy concentration in the $200K range.   The median was down 17%. 
 
Days on the market went up 4%.
 
The absorption rate for the month took a dive too to 4.61 months, meaning if there was no new inventory, it would take 4.61 months to sell off the active 309  listings, statistically in a seller's market.  High sales brought that stat down.

Stratford CT Single family home sales in April 2015 continued in positive territory.   Sales were UP 50% as compared to April 2014 sales.

Listing and closed price averages both decreased 2%.  It should be noted that last year's high sale was an outlier at $1,500,000, a waterfront property in Lordship, which brought 2014 averages up by $50K.  So that fact makes 2015 averages looking pretty good!
 
The median was UP 33%. 
 
Days on the market went down 12%.

Stratford CT Single family home sales in February 2015 defied the cold, snowy weather and were HOT HOT HOT instead.   Sales were UP 26% as compared to February 2014 sales.

Listing and closed price averages both INCREASED 29%.   The median for the month was flat at a 1% decrease.  Full disclosure -- Yes, that one $1.45 million waterfront sale did help to bring up the averages.
 
The absorption rate for the month was at 7.12 months, meaning if there was no new inventory, it would take 7.12 months to sell off the active 242 listings.
