Stratford CT Single family home sales in October 2014  were flat as compared to October 2013 sales.  Both listing and closed price averages fell 14% and 12% respectively.   The median for the month was down 3%. 

The median is a better indicator of status of the prices as the 2013 averages were affected by a significant high outlier at $1.2 million.


 
The absorption rate for the month remains in buyer's market territory statistically at 6.74 months, meaning that if there was no new inventory, it would take 6.74 months to sell off the active 283 listings.

September was a GREAT month for home sales in Stratford CT.  
 
Single family home sales in September 2014 INCREASED 12% compared to September 2013 and went up 48% from August 2014 sales. (See annual chart below). The median was up 5%.

Listing and closed averages both decreased 2%.
 
The absorption rate for the month remains in buyer's market territory statistically at 6.20 months, meaning that if there was no new inventory, it would take 6.20 months to sell off the active 285 listings.

Stratford CT single family home sales in August 2014 decreased 43% compared to August 2013.

Listing and closed averages decreased 9% and 6% respectively with the median following with a 15% reduction. 
 
The absorption rate for the month remains solidly in buyer's market territory statistically at 9.61 months, meaning that if there was no new inventory, it would take 9.61 months to sell off the active 298 listings.

Listing and closed averages both  INCREASED 28% with the median rising 9%.  The significant waterfront home sold at $1.5 million did bring the averages up somewhat.
 
The absorption rate for the month returned to buyer's market territory statistically at 6.19 months, meaning that if there was no new inventory, it would take 6.19 months to sell off the active 291 listings.

Stratford CT single family home sales in June 2014 increased 2% compared to June  2013, and sales went UP 14% from May  2014 sales.  See chart below. 
 
June had the highest number of home sales in Stratford so far this year! 

Listing and closed averages both  INCREASED 12% with the median remaining flat at 1%.
 
The absorption rate for the month inched down into seller's  market territory statistically at 5.74 months, meaning that if there was no new inventory, it would take 5.74 months to sell off the active 287 listings.

Stratford CT single family home sales in May 2014 decreased 17% compared to May 2013, but the better news is sales jumped UP 46% from April 2014 sales.  See chart below.

Listing and closed averages INCREASED 8% and 9% respectively with the median rising 2%.
 
The absorption rate for the month remained in buyer's market territory statistically at 6.52 months, meaning that if there was no new inventory, it would take 6.52 months to sell off the active 287 listings.

Listing and closed averages were both down 20% with a higher than usual concentration of sales in the the $100-$200K range.
 
The absorption rate for the month remained in buyer's market territory statistically at 6.45 months, meaning that if there was no new inventory, it would take 6.45 months to sell off the active 245 listings.

Home sales went UP 29% as compared to February 2013 results. Sales also went up 8% from January 2014 results. (See chart below).
 
The listing and selling averages both INCREASED 28%, and the median  (midpoint of sales) came in with a 28% increase as well.
 
Days on the market went DOWN 3%.

Stratford CT November 2013 single family home sales went down 12% as compared to November 2012 results.
 
The listing and selling averages both decreased 15% and 14% respectively, but the median was only down 6%. The significant high November 2012 sale at $1.66M contributed in part to bringing the averages up.
Days on the market went DOWN significantly -- 19%. 
 

The absorption rate continued to hang on in seller's market territory statistically at 5.78 months, meaning that if there was no new inventory, it would take 5.78 months to sell off the active 214 listings.

Stratford CT October 2013 single family home sales continued to crush 2012 results with a 41% INCREASE in sales as compared to October 2012.
 
The listing and selling averages  INCREASED 48% and 45% respectively and the median headed UP 16% compared to October 2012.  Days on the market went up slightly to 3%.
 
Note that the high sale of $1,200,000 was a significant outlier (see chart below) and brought up the averages.

Stratford CT August 2013 single family home sales blew away all previous months this year with the highest number of homes sold AND a 28% increase in sales as compared to August 2012 and UP 67% from July.
 
The listing and selling averages both INCREASED 24% and the median headed UP 23% compared to last year.  Days on the market went DOWN 14%.

Stratford CT July 2013 single family home sales ended up exactly EVEN as compared with June 2012 sales. 

After two strong months in sales, the listing and selling averages dropped 6% and 4% respectively with the median home price coming in flat as compared to last year's sales.

July returned to a Buyers market statistically  with a slightly more than 6 month supply of homes at 6.39 months which means that if there was no new inventory, it would take 6.39 months to sell off the active 211 listings.

Stratford CT June 2013 single family home sales once again  showed a nice 26% INCREASE in sales as compared to June 2012.

Listing and selling averages INCREASED 9% and 12% respectively with the median home price going UP 15%.  Go Stratford!  Days on the market went down 16%. 

The month remained in a SELLER's MARKET with a less than 6 month supply of homes at 4.37 months which statistically means that if there was no new inventory, it would take 4.37 months to sell off the active 214 listings.

Stratford CT May 2013 single family home sales ROCKED showing a 61% INCREASE in sales as compared to May 2012 AND a 56% increase in sales from April 2013!   See annual sales chart below. 
Listing and selling averages INCREASED 15% and 16% respectively with the median home price going UP 9%.  Awesome!
The month remained in a SELLER's MARKET with a less than 6 month supply of homes at 3.83 months which statistically means that if there was no new inventory, it would take 3.83 months to sell off the active 203 listings.
