Stratford CT February 2013 single family home sales showed a 4% decrease in sales as compared to February 2012.
Listing and selling averages took a dip as well declining 24% and 25% respectively.  100% of sales were below $275K explaining the lower than usual averages. 
The good news is that the days on the market went DOWN 29%.
February went back up into Buyers'S MARKET territory with a 7.6 month supply of homes which statistically means that if there was no new inventory, it would take 7.6 months to sell … (0 comments)

However, listing and selling averages decreased 11% and 10% respectively, and days on the market went up 10%.

Stratford CT August 2012 single family home sales were exactly the same as compared to sales in August 2011 but showed a hefty 30% increase over July 2012 sales. (See annual chart below)

 List and selling averages took a big dip at 17% and 18% respectively, with heavier than normal sales in the lower $100K-$200K range, but the absorption rate went down further into seller territory.

Good news!  Stratford CT July 2012 single family home sales were UP 6% from sales in July 2011 with listing and selling averages both rising 10%.

 
Days on the market went DOWN 9%, Happy sellers! Inventory rose a bit from last month putting Stratford back into a buyer's market for July.

Stratford CT June 2012 single family home sales were UP 18% from sales in May but were down 15% as compared to June  2011 sales.

List and selling price averages, as compared to the same period last year,were relatively flat compared to June 2011 sales. 
 
Days on the market went DOWN 6% AND with inventory down Stratford IS in a seller's market!

Stratford CT May 2012 single family home sales were UP 10% from sales in April but were down 17% as compared to May 2011 sales.

List and selling price averages, as compared to the same period last year, both decreased with the heavier than usual concentration of sales in the lower price ranges.  See chart below.
 
Days on the market went DOWN 31%. That's a piece of good news!

Stratford CT March 2012 single family home sales were down 19% as compared to April 2011 sales.

However, list and selling price averages INCREASED 18% and 14% respectively along with the median which was up 14%. 
 
Days on the market went up 50%. Had a few stubborn sales in there bringing the numbers up significantly.

Stratford CT March 2012 single family home sales were UP 36% as compared to March 2011 sales.

List and selling price averages both decreased 22% and the median was down 14%. 
 
Days on the market went down 8%
 
 
 
 Moving forward,  there are 37 houses under deposit and 66 pending sales (under contract).  That should ensure another good  month of sales moving forward into April.

Stratford CT February 2012 single family home sales were UP 40% as compared to February 2011 sales.
List and selling price averages remained flat at under 1% each following the trend from the previous month.  The median was down 12% and days on the market went up 16%.
 
 
To sweeten things up a little further, there are 27 houses under deposit and a whopping 69 houses pending (under contract).  That should ensure another great month of sales moving forward into March.  Stratford is definitely on the … (4 comments)

Stratford CT January 2012 single family home sales had a slow start as compared to January 2011 sales.
 
 
On the bright side,  there are 25 houses under deposit and a healthy 58 homes under contract.  Some closings in January may likely have been delayed due to the holidays to explain the lower numbers. February should pick up as evidenced by the contingent and pending sales.
