Stratford CT February 2013 single family home sales showed a 4% decrease in sales as compared to February 2012. Listing and selling averages took a dip as well declining 24% and 25% respectively. 100% of sales were below $275K explaining the lower than usual averages. The good news is that the days on the market went DOWN 29%. February went back up into Buyers'S MARKET territory with a 7.6 month supply of homes which statistically means that if there was no new inventory, it would take 7.6 months to sell (0 comments)

However, listing and selling averages decreased 11% and 10% respectively, and days on the market went up 10%. January stayed in SELLER'S MARKET territory with inventory down and a less than six month supply of homes.

List and selling price averages, as compared to the same period last year, both decreased with the heavier than usual concentration of sales in the lower price ranges. See chart below.

List and selling price averages both decreased 22% and the median was down 14%.
Days on the market went down 8%
Moving forward, there are 37 houses under deposit and 66 pending sales (under contract). That should ensure another good month of sales moving forward into April.

Stratford CT January 2012 single family home sales had a slow start as compared to January 2011 sales.
On the bright side, there are 25 houses under deposit and a healthy 58 homes under contract. Some closings in January may likely have been delayed due to the holidays to explain the lower numbers. February should pick up as evidenced by the contingent and pending sales. Also promising is that the average list and selling prices both decreased only 3% from January 2011 indicative of a market that (7 comments)
