I find that many buyers have not heard that they may able to recast their mortgage loan after title has transferred into their name.
If you are shopping lenders, you may want to ask them if they will recast your loan later down the line.
Years ago when we bought our first home, I did not know of recasting though I am not sure it was even offered. We're going back about 25 years. Somewhere along the line I learned about it and it can be a wonderful help in lowering your monthly payment.

Home warranties have been popular for many years here in Cleveland Ohio. For those who do not know what they are, they are insurance policies for a home buyer or seller. Sellers can sign up for one while their home is listed and a buyer can accept the one offered by the seller. I, personally, especially like to see this when I am showing to first time buyers. The majority of my first time buyers do not have a lot of money. It's no surprise how fierce the competition is right now in many communities across Northeast Ohio. I am always pleased when I show a home and the comments read "new furnace"08, new windows '06, etc...". Call it years of experience or skepticism based on years of experience, I don't believe it til I see the invoices.  I have found more than once that the MLS information provided by the agent does not match the invoice once we receive a copy.
