I have read many reports that suggest that remodeled kitchens, baths, and landscaping can make a difference in selling your home. However, in today's market I think you have to proceed with caution. Investing a lot of money in your home to get it sold may not be the best idea for every seller.

Size Matters!It think it's safe to say that the market in Cleveland is still challenging. For me, the start to the year was slow but now I can't find enough hours in the day to show all the homes that people want to see and keep up with the day to day activities of marketing my listings and keeping close tabs on my closings. I find that many buyers have not heard that they may able to recast their mortgage loan after title has transferred into their name.
If you are shopping lenders, you may want to ask them if they will recast your loan later down the line.
Years ago when we bought our first home, I did not know of recasting though I am not sure it was even offered. We're going back about 25 years. Somewhere along the line I learned about it and it can be a wonderful help in lowering your monthly payment.

Home warranties have been popular for many years here in Cleveland Ohio. For those who do not know what they are, they are insurance policies for a home buyer or seller. Sellers can sign up for one while their home is listed and a buyer can accept the one offered by the seller. If one is not offered, the buyers can negotiate it in the contract, and it can be paid by either party, but most often it is paid for by the seller. I, personally, especially like to see this when I am showing to first time buyers. The majority of my first time buyers do not have a lot of money. Many are single Moms or Dads raising a child or two on their own. So I am happy when I can find them a home with recent updates to the more costly repair items.

It's no surprise how fierce the competition is right now in many communities across Northeast Ohio. I am always pleased when I show a home and the comments read "new furnace"08, new windows '06, etc...". Call it years of experience or skepticism based on years of experience, I don't believe it til I see the invoices. I have found more than once that the MLS information provided by the agent does not match the invoice once we receive a copy.
