cleveland: You Have More Than One Offer On Your Home...Now What Do You Do? - 01/24/09 09:16 AM
Although we have not seen nearly as many multiple offer situations as in the past, it does still happen and may happen again this spring as the weather warms up and if mortgage rates stay attractive. I was involved in one just yesterday. You might be quite excited to get one but then you may be wondering what to do.As a seller in Ohio, if you are notified that there are 2 offers on your property, here is what you should remember: You as the seller are the only one authorized to disclose the existence of those offers to the parties involved. … (2 comments)

cleveland: When Somethng Great Happens Do You Try To Be a Part of it or Do You Watch it from the Sidelines? - 01/19/09 11:26 PM
This past Sunday our deacon gave a really great homily for a call to action. He went on to say that he thought there were 3 kinds of people in life:
Those who make things happen Those who watch things happen Those who ask "What happened?" Although it drew a chuckle from the congregation, including me, it also gave me food for thought, and as my mind often does, that thought gravitated towards real estate. (I did listen intently to the homily first, and thought about real estate later!)In real estate, I see it all around me.There are agents who are … (13 comments)

cleveland: BRECKSVILLE OHIO MARKET REPORT 2007 VS.2008 - 01/02/09 10:51 AM
There is no question that it has been a challenging year in real estate, and 2009 will be plagued with many of the same problems i.e. short sales, foreclosures, financing difficulties , and appraisals that fall short of the purchase price, BUT HOMES DID SELL IN 2008 AND THEY WILL SELL IN 2009.
Sellers must make pricing their home CORRECTLY a top priority. In 2008, we saw asking prices vary widely as it was difficult for many sellers to accept the downturn in the market. THE HOMES THAT SOLD WERE THE ONES WITH REALISTIC PRICES. THE FACTS THAT MATTER WHEN PRICING YOUR … (2 comments)

cleveland: THEN AND NOW...MY HOW THINGS HAVE CHANGED!! - 12/30/08 11:52 PM
THESE WERE THE PRICES BACK IN 1959!
I myself can remember gasoline at $0.29 per gallon, but that was actually in 1977. My sister and I shared the driving rights of a Buick Apollo (purchased by my Dad, of course) and I can also remember the fights we had over whether it cost one dollar or two to go to our favorite summer beach (around 80 miles round trip). We usually settled on $1.50. In the background I could hear my Dad saying, "It's not JUST the gas. It's the wear and tear, the maintenance, the insurance etc..." I sure understand that now!!

cleveland: FORECLOSURE PREVENTION RESOURCES FOR OHIOANS - 12/20/08 01:28 AM
Like so many other states in our great nation, Ohio has been hit hard with foreclosures. While Ohio is no longer in the top 10 list of states with the highest foreclosure rates, it misses that distinction narrowly, coming in at #11. One out of every 8 homeowners in Ohio is behind on their mortgage payments or on their way to foreclosure. That's higher than the national average of 10%. I think I can speak for many realtors when I say that this saddens us. It is difficult to walk through a home that was clearly loved by the family that once owned … (13 comments)

cleveland: BROKER'S OPEN HOUSES--TO ATTEND OR NOT TO ATTEND? - 12/17/08 05:36 AM
Here in Cleveland Ohio agents are afforded the opportunity to see a great many homes in their market area every Tuesday by attending a broker's open house. The listing agent will hold it open anywhere from 10-2 and often serves a snack or light lunch.

This is meant to be  a means of exposure for the seller, and a by product is an education on market conditions, and pricing for the agents who come to preview the property. This is so much more than going to lunch.  Every house I see is another one in my arsenal.  How many times … (14 comments)

cleveland: YOU NEVER GET A SECOND CHANCE TO MAKE A FIRST IMPRESSION! - 12/14/08 11:52 PM
THE ABOVE PHRASE APPLIES TO SO MANY OF LIFE'S CIRCUMSTANCES: a date, meeting the inlaws, a job interview, or, for realtors, meeting a buyer or seller for the first time. It is critical that an agent prepare themselves for a first meeting with a buyer or seller.
For a seller, they must accurately convey the state of the market, the correct selling price, set expectations, debunk myths, and come to the appointment professionally dressed and in a well maintained and clean car.
For a buyer they must listen intently to what that buyer wants in a home, scour the market for homes … (5 comments)

cleveland: SMALL REAL ESTATE FIRM OR LARGE ONE? WHICH IS BETTER FOR BUYERS AND SELLERS? - 12/09/08 05:21 AM

When I began my real estate career in 1986, I was with a national brokerage. My husband and I moved to another town and I joined a very large, but not national brokerage in the area. That company always ranked either first or second in our market. After 5 years there, I joined a very small brokerage (average number of agents was FOUR) and stayed there for 10 years. I joined them for a new construction opportunity which ended up being modest, at best.
When I made that move, I believed that SELECTION OF THE AGENT WAS THE MOST IMPORTANT CONSIDERATION FOR BUYERS AND … (5 comments)

cleveland: A TRIBUTE TO RE/MAX OWNERS JUDY AND JIM DARWAL! - 12/07/08 04:12 AM
Sometime in October of 2005 I had the good fortune of crossing paths with Judy Darwal. I had a few transactions with Judy in the past and had a great deal of respect for her.  In dealing with Judy, she was easy to work with, professional, courteous and best of all WORKED HER END OF THE DEAL!
So on this day in October she attended a broker's open house that I was hosting.  She mentioned to me that she and her husband Jim had just purchased a RE/MAX franchise and thought I would be a nice addition. I must admit, Jim called me … (6 comments)
