Well, its simple, SUPPLY AND DEMAND. First their a quite a few diffrent kinds of waterfront. If your on a small retention pond that not going to carry the same demand as a gulf front lot. Well, I recently got my real estate brokerage firm open. It took 9 months to be allowed to take my broker test. I had to take my pre-licensee education AFTER I pass the state exam. On top of that I was told the my 4 year degree in real estate finance DOES NOT COUNT. I talked to the incompetent morons that work for the state and every one told me different things... Who does not want to own land? This country was founded on the desire for land. It makes it an attractive investment. Land does not get destroyed. Nor does it get up and walk away. Land ownership changes your life. It was used to define class. It will always be a good investment. Alabama still has cheap land and it is very beautiful. I own Alabama land.
