Other than aggressive pricing, possibly the next key to selling a house quickly is lawn care. I know!
Y’all have a LOT to say about staging and professionals photography and REALTOR fliers and brochure boxes and Internet marketing and Just Listed Poastcards etc etc etc . . . and may think I am inflating the importance of lawn care, but keep reading,
Where the rubber REALLY hits the road is when the prospect drives up to house and sees the LAWN.

Talk to just about any Business Coach or Sales trainer and ask her about effective Lead generation and odds are (after all of the social media mumbo-jumbo) “Database” will surface.
Yet, I’m pretty certain there are a bunch of folks out there doing a reasonable amount of business WITHOUT a “working Database” through the use of Social Media on the internet  . . . and/or good, old fashioned face-to-face social networking with REAL Friends, Family, and acquaintences.

We're in the midst of the cicada season here in Nashville, and I cannot help but think about cicadas (because they are EVERYWHERE and I think too much).
Literally, EVERYWHERE you can imagine . . . there they are . . . in the nooks and crannies, breezeways, cars . . . I'm thinking that there are probably a few hermetically sealed containers with impermeable walls that cicadas have found their way inside.
As obnoxious as they are, I think there are some things we can learn from them.
Why not learn from them?

As a REALTOR, there's nothing I'd like better than to take full credit for the quick and smooth closing of a newly listed for sale house.
I know better . . .
After all, my primary function in the real estate transaction is to drive the process including advising the Owner on sales related issues, marketing to the best of my ability, and knowing the ins and outs of the required disclosures and due process of the deal.
None of that really sells the house.

First! A couple of posts ago, I wrote about Ninja Selling and got a piece of the story wrong. I gave Zan Monroe credit for the program when the real truth is that The Group, INC Larry Kendall Created that program and Zan is one of their top trainers/speakers.  
I think a LOT about things . . . mostly, I want to squeeze the best value out of every minute of every day.
