Because we are getting sleet mix tonight, and the weather calls for the possibility of slippery roads, there’s hope for the kids . . . hope for a snow day.

There was a time a few years into the “Down-turn, recession, little depression” (Whatever y9u want to call it) during which the lending environment was VERY unfriendly.
Everyone (Politicians and mass media) felt the need to cast blame for the economic woes of the country and the real estate industry was an easy scapegoat, so the accusations began to fly.
Sure, there were some unscrupulous things happening in the “Sub-Prime” markets, but for the most part, the “A Paper” loans were clean. Loss of equity due to bursting bubbles was the killer and charges of appraisal fraud and lender collusion … (0 comments)

My daughter Jessica went all “Metaphysical” on me today after her Basketball game.
Her team of 12 girls has plenty of talent . . . and drive . . . and play well together on the court (for the most part).
But when they’re not HOT (Like today), They lose BIG.
After the first half, this team just seemed to come unraveled. Most of the starters fouled out, Many missed passes, Most shots on goal bounced off the rim, and the other team seemed to grab more than their fair share of rebounds.

There are some uncanny similarities between the actions and tactics of people playing the stock market and Some Home Buyers and Sellers.
These folks think about buying a house a LONG time before deciding to take action . . . mostly because they come into the process with preconceived ideas as to values and getting the most for their hard-earned dollars.
These “Shoppers” are waiting for the market to come to them, and they are often prone towards calling their Local REALTOR every month or so to check in on the temperature of the market.

When I’m working in the office, I always have 2 computers in front of me – My netbook and an old, clunky Desktop.
I can get an AMAZING amount of work done with these 2 machines – hopping back and forth like the pilot of a jet fighter.
When the system is humming, “the list” dwindles quickly.
If you were to sit down in front of either of these machines and work with them for an hour or so, you would surely question my integrity because you would unquestionably be POSITIVE that I am telling a BIG FAT LIE about … (2 comments)

When’s the last time you popped something in your neck that resulted in IMMEDIATE pain and the sinking realization that it was going to result in days of painful recovery?
The frightening part about it is that we can seldom identify the cause. It usually doesn’t happen because of some definable reason or action we did . . . It just HAPPENED!
and it HURTS!
Of course, it only really hurts when you turn your head, right?
So . . . try to go through a couple of days without turning your head.

Why did THAT happen?
Why does HE keep showing up? seems like suddenly I see him EVERYWHERE!
I haven’t heard THAT song in forever . . . then 3 times this week.
There’s a reason . . . for everything and everyone who shows up your life.
The hitch is that it’s entirely up to YOU to learn the reason – and you cannot learn the reason unless you notice – and PAUSE – and reflect – and ASK.

Often, dueling technologies don’t play well together.
And when this happens, efforts become redundant and clumsy as each operator has to retool his way to mesh with hers.
It becomes a battle of wills which serves no-one well . . . until one of the combatants acquiesces.
2 different digital signature platforms can make spaghetti out of any otherwise clean and neat transaction.
Better yet . . . try one side with digital signatures and the other with paper and scan/fax.

As I watch the whirlwind of political shenanigans we are all witnessing at all levels . . . and I witness the general public disdain for the way virtually ALL of our elected “Representatives” are behaving . . . I often wonder why more folks can’t just focus more on NOW.
In my microcosm of this big picture, this manifests in real estate sales transactions and negotiations. The issues my clients face aren’t much different than those the politicians face (Money, budget, Quality of life, Location, Safety, Education) . . . 2 of the most oft fretted documents by Home Buyers and Sellers are possibly the 2 least significant documents in the transaction (or should be).
Here’s my take on each one.
Here in Tennessee, our standard contract requires “Notification” to the Seller by the Buyer of the lender of choice as a way to communicate that the Buyer is, in fact, engaging a lender and diligently doing her part to complete the transaction.

2013 is gonna ROCK here in Middle Tennessee!
It was fun to see that Conde Nast featured Nashville as one of 5 travel destinations in the WORLD for 2013. CNN picked Nashville and New Orleans as their featured cities for their CST New Years Eve Broadcast . . . Pretty cool seeing the note drop as it should (Unlike prior years) on international TV. I sat down at my desk today and looked at all of the files and stacks of paper in front of me.
Yep!
I had neglected ALL of it for that week and 1/2 that included Christmas and New Years.
Most Decembers, this wouldn’t be a problem . . . but THIS December, it was!
Because . . . I’ve been BUSY! In that 10 day period, I transacted LOTS of business but did it all “virtually.” While it was fun to be completely paperless and irresponsibly sloppy with my paperwork handling, I now see the mess I created and … (2 comments)

I resolve to interact DIRECTLY with more people in 2013 than any year prior.
Nothing more . . .
My hunch is that by doing so, I will increase my personal effectiveness exponentially.
This resolution will not require any expensive memberships in Health clubs or dietary programs . . . no need for personal coaches . . . no new and fancy marketing programs and get rich schemes.
We’re not talking anything akin to “Extreme Make-over”

There are lots of folks out there wondering if the Real estate market has improved “enough” for them to sell their house.
Perhaps they wanted to sell their house as the market was sliding down and discovered that they were upside down (Owed more than it was worth) and decided to keep it a rent it out or simply stay put til the market improves.
Now’s a good time for a “numbers check” . . . The market has improved significantly and prices have begun their rise in the Nashville market. Meanwhile, mortgage Interest rates are still LOW and attractive.

I’ve noticed a trend here in Middle Tennessee.
The Developers and Builders are BUSY!
Yep! they’re back in business, and it’s not just in isolated areas of Nashville.
There’s Building and Development happening ALL over Nashville and surrounding cities/burbs.
New businesses and manufacturing plants are starting to show up, and with each new entry comes a fresh batch of NEW JOBS.
Job Creation leads to a stimulated economy (more money flowing) and MORE HOUSE SALES.
Yes! Those houses and condos are SELLING. In fact, the resale inventory is all but GONE, so we’ve reached that sweet spot for builders and … (0 comments)
