To answer a question about if a new home is worth the asking price in Green Trails, I searched from 1600sf to 2200sf, there's been 3 sales and 3 current listings. Three solds from $295,300 to $316,000, 1842sf to 2059sf, median size 2004sf, median sales price $148/sf, median days on market 122 days and median listing to sales price ratio 99%.
Two active listings from $288,400 to $289,900, 1876sf to 1981sf, median size 1928sf, median listing price $150/sf, median days on market … (2 comments)

This is a Baton Rouge Housing Market Study of Zip Code 70810 from 2014 versus 2015 YTD, from $0 to $500,000 in order to eliminate any $1,000,000 high dollar sales and  the Pennington $6,000,000 sale within these neighborhood boundaries. While I stated above a 5 percent increase, median sales price was up 6.6%, average sales price was up 5.3% and average sold price per sq. ft. was up 3.4%.  When rounded, this is closest to a 5% increase. 






Median Sales Price: + $15,950 or + +6.6%
$243,000 in 2014 vs. $258,950 in 2015
 


Average Sales Price: + $12,975 or +5.3%

Fannie Mae CU or Collateral Underwriter can be frustrating to Home Appraisers when their computer models try to second guess Appraiser's judgment. 
Now computer models tell Appraisers the comps they should use instead of Appraiser Judgment
For example, this past week, I performed a foreclosure purchase on a home obviously needing some repairs and on the market for a much longer than average 275 days in two (2) REO listings.  It sold between $25,000 to $30,000 below market...for a reason.  After submitting the report, I received the following revision request: "The appraiser-provided comparables are materially different than the model selected comparables."  What this … (4 comments)

 New Millon Dollar Home Finished Construction On Longwood Drive!
I was performing a home appraisal yesterday morning on Longwood Drive in Glenmore Place and you'd never know there was a "National Recession" taking place in this neighborhood!  There are older homes being purchased as tear downs for large new homes and multiple home renovation projects underway, similar to what's been taking place in the Jefferson Place Bocage market.  Below is the map where Glenmore Place is located.

I recently completed 2 home appraisal assignments in Monticello Subdivision this week, both on Monticello Boulevard, and noticed these observations.  There appears to be some decline due to REO or foreclosure activity.   The Average Sold Price Per Sq. Ft. is down $6/sf and Median Sales Price is down $5,000 from 2009 versus 2010.  AND, 5 of the 12 Current Listings are Foreclosures with more at least 2 more foreclosures that could be on the market later in 2011.
