I recently completed a Prairieville Louisiana Home Appraisal in Longwood Subdivision off Highway 73. Longwood was developed in approximately year 2000 with 1826sf to 2960sf homes. The following is my report on the home sales trends that took place and the prices paid for these homes from June 2014 to October 2015.

I'm working on a Lakeview Estates pre-foreclosure home appraisal. The following is a report on the home sales that took place and the prices paid for these homes. ALSO, see below regarding the problem of subdivision HOA (Homeowners Association) not properly maintaining one of the lakes and the potential safety concerns inherit in such neglect.

Over the past three years, Keystone of Galvez Median Sold Price by quarter Q3-2011 vs Q3-2014 is up 16%.  Sold Properties is up 63%, Sold Properties (Bank Owned Properties) is down 100% meaning foreclosure have not been present in last 3 quarters, Under Contract Properties are up 161%, Average Days on Market is up 137% and Expired Properties calculation is N/A (not enough sales to determine).

Prairieville's Ronda Place Subdivision Overview, Ascension Parish Louisiana



Ronda Place Subdivision was originally developed in the early 1970's, the oldest age noted in GBRMLS is 1974. It appears there was a lull in home construction and then in 1979 through 1987 the remaining homes were built filling in the subdivision. Homes are on concrete slabs ranging in living area sizes from 1,200sf up to 2,563sf.

Home designs range from the smaller garden homes lining Highway 929 at front of subdivision to rambler, modern and acadian styles.

Correction in home prices from Post Hurricane Katrina Highs of $137/sf to $139/sf  is still underway down to the $120's in 2011 and 2012.  Fountain Hill was due for such a correction.  And, it's still taking over 180 days on average to sell a home in Fountain Hill, 232 days in 2011 and 195 days in 2012 Year-To-Date.
