The past three months have been great when compared to the three previous months in Adams Township. 
I love facts, figures and statistics! I feel it is important to look at statistics to see where our market has been, where it is going and what price ranges and areas have changed the most and why. Maybe there is a new company moving employees into the area, possibly a company moving out of the area, etc.
One of the things that I look at is the absorption rate.

The market is great in Adams Township! If you are looking to size down or up .... it is a great time to sell a home in Adams Township.
The absorption rate in December of 2009 was 64 months of inventory. There were 64 homes on the market and only one sold. Those numbers have drastically changed. Here is the "absorption rate" - "months of inventory" for the past 6 months:

The Middlesex Township area in Butler County has a good absorption rate ----- down from 7 months of inventory in Jan 2010 to 3 months of inventory in May of 2010.

Jackson Township remains a good market to buy and sell real estate. Here are some facts about this particular market:

Statisitcs show that it is a GREAT time to sell your home if you are Jackson Township and have a home priced under $200,000. The inventory is much lower than it has been for months!!
In January, February and March of 2010 there was a 6 months supply of homes on the market.
In April there was a 7 month supply of homes
and in May that number dropped to a 1.8 month of housing supply.
This means that there is a very LOW inventory in this price range!
