The Middlesex Township area in Butler County has a good absorption rate ----- down from 7 months of inventory in Jan 2010 to 3 months of inventory in May of 2010.

The absorption rate is what I like to look at to really get a feel for what is going on in the market.  What is the absorption rate? The absorption rate is the rate that the current inventory gets absorbed (or sold) in a given month. A small number tells me that more homes are being sold than going on the market. A larger number tells me that more homes are coming on the market than being sold.

Looking at the market statistics in the $200,000-$400,000 price range, I believe it is a great price range to be in if you are a seller and you are looking to sell your home!

I was working on housing market statistics and found the following information interesting so I thought I would share it!
In Cranberry Township between the periods of Dec 2009 through the end of May 2010 - for homes under $200,000:

On Saturday I attended an event sponsored by the Realtors Association of Metropolitan Pittsburgh. It was entitled "Opportunity is Now Knocking" and was put on in the east, south, west and north of Pittsburgh over the past few weeks.
The main discussion point was:
First Time Home Buyer Tax Credit:
1) Maximum credit amount is $8,000 (10% of sales price not to exceed $8,000)
2) Any single family residence is eligible (including condos, co-ops, townhouses). This residence MUST be used as the principle residence.
