Fannie Mae in an effort to helping home-buyers and the stabilization of neighborhoods is now offering a 3.5% iincentive to buyers. To qualify buyers have to purchase a Fannie Mae owned home from HomePath.com. The buyers can use the 3.5% iincentive for closing cost or purchase new Appliances. To qualify for the Closing cost Assistance buyers have to:
Ø Purchased a Fannie Mae-Owned Property Between 1/28/2010 and 4/30/10.
Ø Property purchase must be list at HomePath.com
Ø Offer accepted on or after January 28, 2010
Ø Sale and close of escrow completed prior to May 1, 2010.

Tax Credits
Tax Credits are also greatly beneficial for the first-time home buyers. This federal Mortgage Credit
Certificate program allows those who qualify to deduct 15 percent of their interest payments directly from
their annual tax bill. The 85% that remains qualifies as an itemized tax deduction in the standard way.

 
 
First-time homebuyers can use government loan programs plus Tax Credits that they qualify for to purchase their
first home(s). Please note that Tax Credits may not be around for a very long time. It is in your best
interest to use them now before they are gone forever.

With Fannie Mae bankrupt and the acquisition of over $6 billion in foreclosed real estate in less than a year, Fannie is offering their ex-borrowers a 'rent-back' option. 
This will allow past owners to become 'tenants' in their home and rent the property from Fannie Mae at the rental market value.  Owners will voluntarily relinqiuish the deed back to the lender.  Leases will be offered on a month to month tenancy, and in turn tenants will be able to remain in place for up to a year.  Families will  feel a sense of security being able to stay in their homes and not being … (2 comments)

Our inventory is very low. There are practically no Homes available in San Mateo County. Today the US Department of Housing and Urban Development has approved the homebuyer tax credit that will allow first time homebuyers to use the $8,000 tax credit to:
• Help cover their closing cost
• Buy down their interest rate
• Increase down payment
The first-time homebuyer tax credit was introduce to encourage homeownerships, so first-time homebuyer can take advantage of today’s housing market affordability, while the interest rates are low and home prices are down. The $8,000 tax credit does not need to repay and is fully refundable.

 Single Buyer earning between $75,000 and 95,000
