I was processing a short sale listing in Pacifica CA. Finitely the short sale has approved and closed last October 2012. What was the challenge? The challenge was to get signatures from the seller within 24 to 48 hours. The right news was that the short sale lender (Bank of America) had accepted Electronic Signatures. I was very happy to find out from my negotiator that Bank of America had accepted short sale document using electronic signatures (Docusign).

• Help cover their closing cost
• Buy down their interest rate
• Increase down payment
The first-time homebuyer tax credit was introduce to encourage homeownerships, so first-time homebuyer can take advantage of today’s housing market affordability, while the interest rates are low and home prices are down. The $8,000 tax credit does not need to repay and is fully refundable.

My nightmare Short Sale listing......
I am working on a short sale listing that is going to be foreclosed by the Second lender. In this particular case the seller was making payment only on the first loan and was not making payment on the second. While Seller was current on the first loan the second lender was filling the notice of default to start the foreclosure process ... afterward Seller stopped making payment on the first Deed of trust and defaulted on the first loan too. Now the trustee sale of this property is schedule for tomorrow by the second lender.
