Just when all the "nay-sayers" were predicting another year of a blique year of real estate, I have found myself feeling like I am in a time warp when the market was competitive -- which is essential to a rebounding market place.  In one instance, there was a foreclosure property, 3/2 in Coconut Creek, priced at $180,000.  The first day of the house being on the market, 20 agents (and counting) descended upon the home with their anxious home buyers.  The home wasn't in the greatest shape, but for a handy person, it was a heck of a deal.  There are many great … (0 comments)

About the market...here's my two cents.  I think that if we do not go into a full blown recession now, the market will start to show signs of recovery in the next 6 months. It's going to take a long time before we see prices go back to their peak, though.  If I'm a buyer, the new option available to some buyers are excellent deals on short sales...and there are plenty of them out there... Oriole section of Margate, Florida is a great family neighborhood of reasonably priced homes.  It's priced right and affordably especially for first time home buyers.  There are lots of motivated sellers in the area that are ready to make deals.  Please keep this neighborhood in mind if you're looking under the $300,000 price range.  Call me or email me if you want more information about this area....I'm an expert since I live in this great neighborhood!

Now is a great time to upsize!  I recently had a client who sold a 1500 square foot home for $244,000.  The little home had no pool and had mostly all original 1975 fixtures.  I managed to get them a 3,000 square foot home on a lot twice its size, with a pool and 15 years newer.  The new property also had a 2 car garage, in-home utility room, wet bar, etc.  The list goes on and on.  The new home was far superior.
