Naples-Bonita Springs, Florida Real Estate Continues To Roar
Naples, Florida Homes Continue To Rebound in April 2014
The Naples Area Board of Realtors (NABOR) is out with its monthly housing trends report and the uptrends continue. Here’s the “Cliffs Notes” version of the analysis:
April closed sales are the highest for any month year to date.      Median closed prices in all neighborhoods have increased double digits -- even as product from new construction enters the market, prices for existing homes in April shot up 14 percent overall.       Cindy Carroll, SRA, an appraiser with Carroll & … (0 comments)

naples: Will Naples, Florida Real Estate Prices Continue To Rise? - 05/17/14 04:27 AM
Will Naples, Florida Real Estate Prices Continue To Rise?   The market continues its run higher   That’s sort of the loaded question because no one – not the Realtors, not the economists at Fannie Mae and Freddie Mac and certainly not me – can divine the future. Some (of a certain age) would answer the query by saying, “That’s the 64 thousand dollar question.” In other words, if I knew the precise answer to the question I’d hawk everything I own and buy more real estate. But I’m a bit too cautious to do something so bold. Nonetheless, I instinctively … (0 comments)

naples: Good News, Naples…NOAA Trims its Forecast for a Busy Hurricane Season” - 08/12/13 06:29 AM
Good News, Naples…NOAA Trims its Forecast for a “Busy Hurricane Season”
The Atlantic Hurricane Season may not be quite as busy as predicted at the beginning of the season Although the National Oceanic and Atmospheric Administration trimmed its forecast for Atlantic hurricanes, it continues to stand by its prognostication for “…an unusually active and potentially dangerous few months to come.” NOAA now predicts between six and nine full-fledged hurricanes, which is a couple less than the May prediction. The agency believes that between three and five of those predicted storms will be “major” with winds gusting at more than 110 … (2 comments)

naples: Florida’s Housing Market Continues Upward Trend - 08/09/13 06:51 AM

Florida’s Housing Market Continues Upward Trend
More Closed Sales, Higher Median Prices and Shrinking Supply of Homes and Condos for Sale  Florida’s housing market gained strength in second quarter 2013 with more closed sales, higher median prices, more pending sales and a shrinking supply of homes for sale compared to the same quarter in 2012, according to the latest housing data released by Florida Realtors. It’s a great time to buy a residence or vacation home in Florida!

Florida’s unemployment rate of 7.1% percent is lower than the U.S. and that is helping to fuel the demand for … (1 comments)

naples: Successfully selling your Naples home in the current environment - 08/07/13 01:08 AM
Successfully selling your Naples home in the current lively environment

It’s (sort of) a seller’s market -- but realizing a favorable result requires an appropriate action plan combined with flawless execution. Thinking of selling? Congratulations…you’ve waited out the bear market and you’re timing is spot on. However, more than good timing is essential to selling your home quickly and for the highest price. Three key aspects of the process are: a) appropriate pricing; b) a multi-media marketing campaign; and c)
a Realtor® who can aggressively negotiate on your behalf and then, between the time the offer is finalized and the closing, … (0 comments)

naples: Does Zillow.com get results? A question no one seems able to answer - 06/27/13 01:43 AM
Does Zillow.com deliver results? It's a question that no one seems able to answer Zillow.com may deliver results -- or it may not deliver results. Just don't ask Zillow about results
I'm advertising on Trulia.com and getting reasonably good results, which, frankly, is a pleasant surprise given the feedback I've heard from other agents. I've been around long enough to know that advertising is a lot like joining a health club -- if you don't show up consistently you aren't likely to get good results. So...I thought I might spread out a bit more to see if I can generate a … (39 comments)

naples: Getting Ready to Buy a Florida Vacation Home? Start With These Tips… - 06/12/13 02:54 AM

Getting Ready to Buy a Florida Vacation Home? Start With These Tips…
Purchasing a new Florida home, whether you’re relocating to the Sunshine State or simply acquiring a vacation home, can be both stressful and joyful. How much of each emotion you experience depends largely on two things: 1) Your Realtor® and 2) Your knowledge of the process.
Selecting a Realtor® isn’t necessarily difficult but it does require a bit of effort. How long an agent has been in the business is not a measure of success. Sadly, the real estate industry is populated with a lot of people who … (0 comments)

Naples' Fiddler's Creek from $200,000 to $2,000,000
Fiddler's Creek is, without question, one of the nicest communities in all of Naples-Marco Island and one of the best values in southwest Florida
From the many community events to the beautiful multi-pool sun area, replete with food & beverage services, Naples Fiddler's Creek is unpararelled in value.

Fiddler's Creek is a private, master-planned, residential offering unsurpassed elegance amongst a tropical setting. Committed to preserving the environment, Fiddler's Creek is being … (0 comments)

naples: When to Walk Away - 06/02/13 01:13 AM
Any seasoned salesperson knows that until the salesperson obtains control of the sale nothing will happen. Oh, there are those occasions when a prospect buys something but the best salespeople have the ability to sell their product based on exemplary service, superior knowledge, sage counsel and persistence. Gaining and keeping control certainly applies to soliciting a listing.
The real estate business is populated by an awful lot of agents who are willing to take any listing, regardless of how ridiculous the price point may be. That hurts them (not only will the house not sell but the seller will badmouth the agent) and it hurts … (3 comments)

naples: Why "Expensive" Photography? - Guest Post - 06/01/13 09:08 AM
The most obvious answer to the title question can be seen in most online real estate listings.

According to the National Association of Realtors, about 85% of all prospective buyers begin a home search online. The MLS photos they've seen are the modern-day equivalent of department store windows.

Have you seen displays with dirty windows, wrinkled clothing, and mannequins in disrepair? Certainly not at the successful stores! Management invests substantial resources on professionals to keep their storefront windows bright, appealing, and enticing for one reason: the effort brings in customers who are confident that the professionalism on the outside … (1 comments)

naples: Naples-Marco Island Real Estate Headed Higher - 06/01/13 09:03 AM
There’s an old saying, “The numbers don’t lie” and that’s certainly true of Naples-Marco Island real estate. According to the Naples Area Board of Realtors, the average home sold for a bit over $100,000 in June of 2012; the average in March 2013 was around $178,000 and the increases show no sign of abating. In the first quarter of 2013 pending sales in SW FL were up 24% year-over-year and days on the market is down by 5.

Although the market has (thankfully) not yet returned to multiple offers and even over-offers, the window in which to buy at an … (0 comments)

naples: Why use a Realtor? - 06/01/13 08:50 AM
The short answer is because the typical home sold by a Realtor sold for about 43 percent more than the typical “For Sale by Owner” home. That’s according to the National Association of Realtors 2011 profile of home Buyers and Sellers.
It’s ironic that most homeowners chose the FSBO route to save money. But, in fact, those sellers would have walked away with more money had they simply identified and retained the services of a good, solid Realtor who would have done all the heavy lifting. In this day and age, when 85 percent of all home purchases begin with the … (3 comments)
