Are Dual Agency Transactions Going to Stop in the Future

There is a case currently in the California Supreme Court involving a major brokerage. An agent listed a large home in Malibu and there was some question as to the square footage of the home; title report vs. owner. The listing agent took the word of the seller and then an offer came in from another agent in the same office. During the transaction, there was never any mention of the square footage discrepancy.
After the sale was closed, the new owner was doing some renovations and found that the title showed the … (26 comments)

calimesa homes: History of the Easter Bunny in the USA - 03/27/16 02:47 AM
History of the Easter Bunny in the USA

The first mention of the 'Easter Bunny' tradition is traced back to the 1700's when German immigrants settled in Pennsylvania Dutch communities and celebrated "Osterhaus". This was where the children made nests and the Easter Hare could lay colored eggs in them. The idea was like Santa Claus where good children would receive colored eggs and later the tradition turned to candy and gifts.
The colored eggs were made by dying the eggs with flowers. Dying the eggs green was a reflection that the spring was coming. Some communities dyed their eggs red which was more of … (10 comments)

A New Way to Sell Real Estate by Using Cats & Dogs Videos
We are always trying to think out of the box to stand out from others or to attract potential buyers for our listings.
This morning I saw where a real estate team had prepared two videos and posted to attract buyers. I believe this is very cute and these videos may go viral and hopefully get their properties sold quickly. One video was done with kittens they borrowed from a local shelter. The second one was done with a corgy dog who played a Realtor which I have included below.

Make and Fill Your Home with Delicious Smells for the Holidays
I have decided to stop using the scented candles and the pull up air fresheners for the Thanksgiving season and also Christmas. I recently saw a very small crock pot that you can plug in and make your sweet smelling porpouri or you can just use a small sauce pan on the stove (small burner).

1 orange cut up or just orange peels
1 cut up apple
1/2 cup cranberries
1 Tbsp. whole cloves
3 sticks of cinnamon
1/2 t. of grated nutmeg if desired
1 1/2 cups of water

2-3 cups water
3 lemons, sliced
Several springs of Rosemary
Vanilla Mint … (12 comments)

Do You Remember Your First?
Your First Listing or Sale
Many years ago when I started selling real estate, I knocked on a door that had a FBSO sign on the front porch. During my 2 week training, the company had suggested door knocking but I had dismissed this idea since I hate people knocking on my door.
Well, to make a long story short, the very nice couple called me 1 day later and said "Please bring the contracts over as we are ready to have you list our home". This of course was music to my ears! I sold it within 25 … (8 comments)

Safety Tips for Children & Pets at Halloween

Children Safety:
Make sure costumes are not dragging on the ground as kids can trip and fall. Wear comfortable shoes and trick-r-treat preferably in a group. Use florescent tape on costume or carry a flashing becon or light stick to be seen by drivers. Kids should stay on sidewalk and only cross the street carefully. Buy Flame-Retardant costumes and wigs. Tell your kids "NEVER enter a house or car for a treat". Wait to eat candy until they bring it home and parents check it. Throw out any opened or unpackaged foods/candy. If … (2 comments)

When Negotiating a Deal, Sometimes You Must Walk Away
I have some friends who live out of state and they are negotiating a deal with a very experienced agent. They are trying to buy a house that has been on the market for a year. These buyers put in a lower offer and were willing to come up some but the sellers will not budge.

They called me to tell me of the counters but nothing has made the sellers budge. They are countering again tomorrow but this will be their last counter.

My words to them last night were "Sometimes you have to … (17 comments)

Celebrate National Beer Day Today on April 7
Happy National Beer Day!
National Beer Day is celebrated every year on April 7 which was the day that beer was once again allowed to be legally manufactured and sold following Prohibition. On March 22, 1933, President Franklin Roosevelt signed the Cullen–Harrison Act into law which moved the U.S. away from Prohibition by allowing the manufacture and sale of beer which was approximately 4% alcohol by volume (just a little less than the average today) and some wines.  Roosevelt reportedly signed the document and then turned to his Aide, Louis Howe, and said “I think this would … (10 comments)

calimesa homes: Spring is Coming and Africanized Killer Bees are in Neighborhoods - 03/14/15 12:50 PM
Spring is Coming so Watch out for Africanized Killer Bees

This week in Indian Wells, CA, firefighters had to be dispatched as a 71 year old woman who lived in a gated community was being attacked by killer bees as she was getting into her car. The other neighbors had run inside and shut their doors and windows and called 9-1-1.
Firefighters called the owner of a  company called Killer Bee Inc., who volunteers his services to the county and has 40+ years experience with tending bees. He found 75,000 African Agreesive Bees in the underground Verizon box. He sucked … (12 comments)

During the Winter Months, Do Not Forget to Feed the Birds

I live in Southern California but even here, the food for birds becomes scarce during the cold winter months. I try to feed the backyard birds and also the hummingbirds who stay for the winter. Last winter, 2013-2014, when there was only about 10 homeowners in my neighborhood so we did not have many birds but this year we have over 50 homeowners and many birds stuck around for the winter.

I have some bird photos here from the Cornell Bird of Ornithology site.

A New Home for a Couple & the 'Tree of Life' Growing Tall
I recently had a house close and the couple is expecting a baby very soon. They are so happy and the home is just perfect for them. As I was leaving the house today, as I looked out on the spectacular view of their sunset through the trees, I thought how right the world is for them and was so happy that I could assist them in buying their first home of many.

The tree showed up so beautiful in the picture so I sent it to … (6 comments)

The King Would Have Turned 80 Today
Happy Birthday Elvis Presley
Here is a picture of the young Tennessee singer who took the country by storm. He made a huge impact on music and the younger pop culture and later made movies that are still played today. The Ed Sullivan Show introduced Elvis to the world. Apparently Ed Sullivan was sick after having a car accident so a guest host filled in the first night Elvis performed on his TV show on September 9, 1956. Finally it was negotiated by his agent, Colonel Tom Parker, to pay $50,000 to Elvis for … (10 comments)

Wind Storm in the Inland Empire of California

I live in southern California so in the summer time we have some pretty warm weather a few months of the year, Aug and September, so I always feel fortunate when we have a rain or wind storm to cool and wash everything off. So a couple of nights ago, a wind storm just came up.
I had just been to a class on videotaping on my telephone so I taped this poor tree being whipped around during the storm. Enjoy the video. The wind kept up for a couple of hours.
