Now it is $40,000 cheaper and listed at per square foot than the neighborhood sells for on average... a perfect storm for buyers. The home is four bedrooms, three baths, finished attic, on a fantastic cul de sac, fenced yard and backs up to one of Wake County's highest performing elementary schools...for $435,000 or $119 a sq ft. The West Cary home market is a lot to figure out, tons of listings not in the MLS. New builds popping up like spring flowers and of course 540...but it is still the most active market in the region with the highest numbers of showings.

I love living in West Cary for so many reasons but this weekend was awesome! Thanks to Finish Strong race productions there were two great events at Thomas Brooks park this weekend. A Duathlon on Saturday and the Tobacco Road Marathon and Half Marathon on Sunday ( who can not love the irony of the Tobacco Road Marathon!).

It has a park, access to great biking routes, close to the Tobacco Trail & Thomas Brooks Park, and dearest to my heart a top ranked elementary school right in the center of it all! The quality of life in Highcroft is outstanding, greenways everywhere, so the dogs love it, friendly people all over.

Cary NC, especially West Cary is a cyclists dream! Cyclists are able to head west toward lake Jordan and minimal traffic and ride to their hearts content. I love waking up and hitting the road at 6:15 am and not being the only one on the road, it is amazing how many early bird cyclists there are around Highcroft and Cary Park.
On the weekend there is a steady stream of smiling happy cyclists destressing!

My nine year old son poured sunshine on the real estate business saturday. "Dad there sure have seen a lot of moving trucks lately". After thinking about it, he is right, I have noticed a lot of big ole moving trucks, not like in 2006 and 2007 when it looked like a moving truck parade, but a lot up and down 55 in West Cary.
Sometimes it takes the unobscured obsvervations of a bright nine year old to give you the pulse of the market. It is nice to see something besides data that suggests the market is heading back to normal!

West Cary, North Carolina home sales held there own in February, at least outpacing the Wake County Market in general. The 27519 zip code continues to be the leader in the county inregards to holding sales volume and value.
There were 33 closings in February 2009, vs 42 in February of 2008.
The average sales price in February 2009 was $417,839 vs $309,489 in February 2009.
The average price per square foot in Febraury 2009 was $133.52 vs. $124.08 in February 2008.
The average sold home in 27519? A three bedroom, three bath, 3048 square foot home.

We are very blessed to have so many great things to do right here in Cary. For the active person there is a great event March 21, 2009, the Cary Long Course Duathlon.
This Run-Bike-Run event will start and finish at Thomas Brooks park in West Cary. This is great way to get the season started and only a mile from home, I am really pumped.

What happened in your market last month? I know that agents sometimes take a while to turn in files or deals have not funded yet, so there will be a jump in the coming days but how much?
