sellers: Do You Take Your Sellers Out To Tour The Competition? - 01/15/08 03:21 PM
I was reading a post here today on AR and someone commented on a it (can't remember who) and made mention of doing this.  It wasn't in reference to that particular post, it was just something kind of thrown out there that they do.  They take their sellers out to tour the competition in the neighborhood. 
I really wish I would have paid more attention to who it was, so I could have gone back and read through their blog.  At the moment, I just glanced past it not really thinking too much about it.  But then a couple hours later, it was kind of an AH-HA … (43 comments)

sellers: Have housing prices hit bottom in Manatee County? - 01/08/08 01:48 AM
An article in today's Herald Tribune seems to point towards that.  It appears our market has stabalized and is doing fairly well compared to many others in Florida, according to the article.
"Florida's best known economist says the Sarasota-Manatee residential property market bottomed out in September-October and has now stabilized in both price and volume.""Hank Fishkind predicts flat prices for both counties through 2010, as the region chews through excess inventories of new houses and condominiums."
"I'm not seeing any major price declines, and I think volume has stabilized, Fishkind said."

sellers: Is it a house, or is it a home? Which term do you refer to? - 12/05/07 11:27 PM
I think some people may not even realize the difference in the two.  Some people may think that there really isn't any difference, but I do.
The term "house" to me doesn't have as strong of a meaning as the word "home" does.
When I am with a seller, I refer to it as their house.  Not a home, but a house.  I try right from the get-go to get the seller to separate their emotions with that house.  I am careful to also remember that they love that house, they have had many great memories in that house and they still live in that … (7 comments)

sellers: Condo sales are UP 10% from this time last year in Bradenton-Sarasota - 11/29/07 02:24 AM
I was reading the newspaper online this morning, and was happy to see that condo sales have increased 10% from this time last year in the Bradenton-Sarasota market.
It is mentioned in the above article about 3/4 of the way through the article.  Condominium results in Sarasota-Bradenton for both the third quarter and for October are signs of improvement.Last month, condo sales were up 10 percent, from 193 to 212. The median price was down slightly, from $226,000 to $224,000."That's very good news for us, suggestive of a bottoming out in that segment of our market."

First let me start off by saying that not all agents charge 6% commission.  Commissions are negotiable.  Some agents charge less and some charge more. 
With that being said, let me share with you why many agents charge 6% commission and why most agents won't negotiate that commission down if you ask them to.

sellers: Disclose, Disclose, Disclose - 07/30/07 09:50 AM
I can not stress this enough to seller's.  When you are selling a home in Florida, by law you must disclose any known facts that materially affect the value of a property.  This includes leaks, plumbing problems, electrical problems, structural problems, mold, foundation issues, roof problems, problems with flooding, A/C or heating issues, malfunctioning appliances (if you are leaving them) and anything else that affects the value of the property.

If your home is listed with an agent, you need to be asking yourself this question.  Am I SELLING my home, or is my home just "For Sale"?
Let me first explain to you the difference between the two so that you can better answer that question.
Someone that is SELLING their home, has a home that is always clean & has been depersonalized and de-cluttered, the lawn is always maintained, the home can be shown at a moment's notice, you leave during all showings and there is a lock box on the door for agent access.

We've all either had them as clients before or they have contacted you to find out the value of their home and when you tell them the truth, they pretty much tell you to go kick rocks!  They don't want to hear what you have to say because it isn't what they want to hear.  It's as if they have their fingers stuck in their ears while yelling "La La La La La La La La La" while you are talking to them.

sellers: Manatee County Market Stats 2006 vs 2007 For The First Half Of The Year - 07/14/07 04:38 AM
Here are the Manatee County Stats for the first half of the year for 2006 compared to 2007.  Average days on market are definitely longer, not too unrealistic though.  Days on market seems to be around 90-120 days which is typical of a more normal market.
Prices have come down compared to last year.  Hopefully things will start to pick up again in August or September.  We shall see!!
January 1st thru June 30th.

Inventory is still decreasing at a slow rate, but it is still decreasing.

That's exactly what should be happening if you're selling a home and you have an appointment for an agent to show your home!  The lights should be on and no body should be home!
Even though you listed your home, and maybe haven't had much traffic through it, your home should ALWAYS be in showing condition.  When you list your home, it should always be ready to show at a moments notice, especially in today's market.  However, if for some reason you are slacking, here are some things you need to do to prepare for last minute showings.

Since I like watching those TV shows where they compare homes throughout the U.S. to see what type of home you can get for a certain dollar amount, I'm curious as to what kind of home or property someone can buy for $300,000 in your area. 
How many bedrooms, bathrooms, square feet, year built, if it's waterfront and anything else you want to share with us can you get?  Is 300k a lot for a home in your area, or can you only buy dirt for 300k in your area?
